Quick Release Window Security at Garden level

In order to complete our re-fi, we need to replace the old typical brownstone window security bars with quick release kind (or, do without) as per the appraiser’s comments. Because of a time commitment, we’re not looking for a work-around – just someone that can supply and install such a system? We had one company come out and their solution is a generic gate with bars less than 2″ apart with a latch on the window side. This was not acceptable for us. Safety is an issue, egress is an issue, appearance and maximizing light at the garden floor is also an issue. Too much to ask? Has anyone installed this? I will add we’re on a landmarked block. THANKS!!

The appraisal report should reflect the Landmark status and that the existing bars cannot be changed. This customarily satisfies most Underwriters who are stuck on the old school parameters that sealed off windows must have bars removed or replaced with quick release. The whole issue dates back to a liability ‘CYA’ stance of whether the lender is liable for knowing a property they financed possessed a potential safety hazard (where in case of fire an occupant could not exit through the window). Too many lawyers would sue everyone and anyone, including the lender who financed the property. I am not recommending this, but have heard of many circumventing the issue by temporarily removing the bars. This subject has been addressed for >20 years and most lenders I utilize do not make an issue of it anymore, especially if the Landmark statutes are in place and they can be sighted within the appraisal report. Just want to reiterate what the above posters said: You can’t change or remove the existing window bars because you are landmarked. I’d like to know what the lender has to say to that. Wonder if it helps to do business with a lender that finances in Brooklyn — just like only a few lenders do co-op mortgages. There’s a community credit union in Bed Stuy and Bushwick that might be helpful.

The buyers of my house had no problems with mortgage company and the original bars being in the front. I believe they used Hudson County Bank, which has been doing a lot in Brooklyn nowadays. You will run into LPC problems if you are landmarked and you replace them.

timber, you make a valid point, and I’m not sure. We’re in Stuy Heights. I guess these so-called quick release bars seemed like a comfortable option. Just wish I knew what they looked like, what they cost and where to get ’em.

Are you sure you need the security bars? Several houses on my non-landmarked block have removed their bars (at least in the front of the house). I have been thinking of removing mine also. I also recently removed the bars on a house I sold in Clinton Hill.
