question about architects plans and how long they are good for
We’ve been really going back and forth about filing an Alt-1 for an extension that existed on our house and was never permitted. We are now thinking that we will wait to file since we are very nervous about our taxes going up, especially in this tax environment….But we are about half way done with drawing up the plans with an architect. If we decide to pause on this project can we retain those plans and use at another point? Our concern is that our architect is close to retirement, so he may not be around to pick up the project again in say, 5 or 6 years. Would it make sense to transfer the work over to another architect firm now and pay something to have them put in their files? Is this ever done? Or is the work basically lost and we need to consider it a financial loss?

…so ask yourself/your lawyer if you bought house with unpermitted extension then why wouldn’t you re-sell house (as “slopegirl” brings up) with unpermitted extension.?…along with deck option in the mix representing only a small part of total package?

Yes, that’s been my question as well. The main thing is wanting the option if building a deck. But looks like that’s going to have to happen without a permit. Part of why this has been so complicated is that our lawyer missed this illegal extension in the survey- the building had a violation which was resolved but turned out to be resolved with a self cert. So take dob knows we have the extension and that it hasn’t been permitted. So any other permits we pull, this comes up.

Trying to understand why you want to file an alt 1 at all. The work is already done and you don’t want to do any building wide upgrades? If you bought the house w an unpermitted extension why can’t you sell It with one?

Not just the tax issue- we’ve been told the Alt-1 could require us to upgrade all of the electric and plumbing, plus the tax issues. And anything else they tell us we have to do to get up to current code. So a ton of money for what- to just legalize our extension now vs later when we are ready to sell. To mozeeatupu, sure the taxes will be more then but we wouldn’t hane paid the higher rates during those 6 years. Am I missing something? Novice here…

An unpermitted extension exists on your house, your architect on record is 1/2 way done with drawing up plans( for?), same architect on record will not retire for another 5 yrs….yet you’re looking to pause & hire a younger architect prematurely to place in your storage files for after your on record archiitect leaves? All ?’s from tax anxiety?
