putting split (heat+air) in each room vs using old radiators
anyone know if it is a better idea to put split systems into each room of a rental property or just use the old radiator system?
if i put split in each unit the tenant will be responsible for the usage vs heat from radiator i would need to pay

There have been many comments on this site about mini splits struggling to provide sufficient heat in winter. FWIW, we have HW radiators and always discuss heating with potential new tenants (garden floor apt), stressing that we set the thermostat at 70F and that heat cycles on and off. Coming from larger buildings that are often overheated, most people are more than fine with that. Those that aren’t are free not to rent from us. After 24 years, we’ve never had a complaint about inadequate heating.

Weigh the pros and cons. A split will break down more and the tenants may constantly complain that it’s cold if these are inadequately sized. Depends on how much work you want to do.

Is this a multi family house with a single boiler that provides heat to radiators in all units? If so then you should not be paying significantly more to heat the rental unit since you are already provide heat for at least one other unit. In some situations you end up actually spending more on the heating bills in this scenario if you remove radiators from the rental unit. If tenants do not turn their split systems on much or at all, then you may have more heat loss in the remaining unit(s) with radiators which prompts the boiler to fire more often. You could go with radiators and split systems to avoid some of these issues and add additional valuable creature comfort for your rental. Of course the above info is not so applicable if each unit has a dedicated boiler.
