Pull down roof access ladder

Are there any rules against installing a pull down roof access ladder vs a stationary one? Ours is in the hallway and we have toddlers that could climb up.

MDR – could you point me to either fire or building code for fixed ladder requirement? For buildings under 40 feet (stereotypical R5b R6b etc etc) that don’t otherwise require a full set of stairs and bulkhead (i.e. for a roof deck), I am assuming that I am just missing it.

Perhaps one of the generous architects on here can opine.

The ladder requirement is meant for firefighters to be able to safely access the roof in case of fire. The ladder has to be fireproof and permanently fixed. The scuttle is typically pretty small so you have to go straight up on the ladder. The cover over the scuttle at the roof was/is typically fixed with slide bolts and never locked. I haven’t seen pull down ladders addressed in the code but if the scuttle was big enough and the pull down ladder was metal, it might be okay.

We might end up childproofing what’s there already, but I wanted to understand the options fully. We’re in the middle of doing a lot of work in the space including replacing the ladder there regardless. Now would be a good time to upgrade functionality if allowed!

How about attaching something to the stairs for a few years so they can’t climb up? Seems like a lot of work for a temporary issue. I nice strip of ply wood with cleats on the back so it’s removable by an adult could perhaps work…
