Protecting staircase and hallway during move-in?
Hi, we just had our common hallway, second floor stairs and walls repainted. Our new tenants are moving in soon. How do we protect the railings and wall during their move? Professional contractors and such will take care to prevent damage. Fly by nights won’t give a toss. To aid in finding professionals at anything, require that they have insurance. Insurance is not a guarantee of anything but businesses that carry insurance show more commitment to what thay are doing. Once we have insurance, we begin to get very careful about things because we begin to understand that the insurance enables us to work for a certain class of customer who will pay a little more for better service. Insurance is part of that package and we know that and do not want to put the policy at risk with claims. Many business minded professionals will demand we carry insurance.
It is your right to demand that any contractors or trades or services carry insurance if they come on your property. You need them to carry it. Suppose the movers drop a credenza on a baby stroller out on the sidewalk? Everyone will get sued.
Tell your tennant that you require a certificate of insurance with you listed as additionally insured before the movers can come on you r property.
If the movers do not have insurance they are not movers. They are people with a van and some spare time.

You could put ram board on the walls with some frog tape if you want to have some extra protection. .

I’ve moved many, many times, using many different movers, and every one was very careful about not banging up the walls, even in narrow staircases. If they do this for a living, they are likely careful. I was always quite impressed with their care, even with moving big pieces in narrow staircases with tight corners. (And, no, they were not high end movers I was hiring.)
If your tenants are moving themselves, that’s a different story – but when I was young and used to move with just my friends’ help, I didn’t yet own anything big enough or solid enough that the walls were in any danger.
And, if you used a decent paint, scuffs are easy to wash off paint – we used to do that in my coop’s hallway regularly after we had it painted, as scuffs happen sometimes, even with no one moving in. You’ll probably be fine.
