Pricing retail space

I have a commercial space that’s up for lease renewal. The space consists of a 1400sq ft ground floor, a 600sq ft back yard and a 1000 sq ft basement. When pricing per sq ft, would I calculate using the ground floor only? Or would I include the backyard and the basement?
