Paint Stripping Pros Recommendations

My wife and I just moved to a 1928 co-op apartment in the east village. We realized how many layers of paint that has been caked on during the years. We were looking to find a professional strip the doors, door frames and window frames and wanted to ask if anyone could recommend a professional who has experience with this.

Would love to get a professional opinion and estimate. We are on a budget, so wanted to get a sense of how much it would cost to do the right way. We really want to keep as much of the apartment in its original state as possible. We have 5 window frames, 7 bedroom/cabinet doors, 3 entry ways and all the baseboard in the apartment.

what changes about the wood is the faster growth on the tree plantations (that what we called them down south, with the long leaf southern pines) and that fast growth produces wider growth rings which mean wider and curvy graining. i sometimes wonder if the oak is that much different and i have no idea how old oak trees are that they are harvesting now and if they are grown on tree farms. i also work with a lot of modern oak but not next to oak inside say a 1905 limestone front so i do not have an opportunity to stand there and look at variations in grain. I know new pine it is very different form the old, even within the same species (very hard to match). Mahogany is so straight grain and consistent in the old stuff and new that it is hard to say.

when i was still in North Carolina, there were a couple of guys who had started a harvesting operation where they would dive into the water on the cape fear river and other rivers that had been used to float wo od down stream to mills in the 19th century, looking for old growth logs that had sunk. they were pulling them up and selling them. not sure if this operation is still running.

Is it the wood finishing?

Be careful with mahogany as there is some honduran or cuban or african. Then there is sapele which some people lable as maho.

They sell quarter sawn at dykes and boo’s favorite singh lumber and her other favorite place but not home depot or lowes. Monteath has racks of it. It is not used as much. It is twice the price.

We’ve had custom moldings run. The wood is not the same, and it is not the same. I’ve seen a lot of replications. If the original is still there, keeping it intact will produce a superior result. There is such a thing as over renovation.

cate, i beg to differ. if people have custom moldings cut, they can be done perfectly by a place like adriatic and having new moldings done means if you really want to stain them, they can be stepped up to a better wood such as mahogany, sapele, or oak. these will be exact profiles.

the lead chips and dust, that is another issue but that can be dealt with (at a cost).

Replacing the moldings will potentially release all kinds of lead dust into the air. They will also never look the same or as good as the originals. I would just repaint them and call it a day. The painters will know how to prep the surfaces.

Geim, it is not that there are not enough people to do this work. It is that it does not pay enough to draw more people. I won’t even take a call for this work outside of a larger restoration because i know if i gave out a price that i can make something reasonable on, i will not get the job. Very rare i do straight stripping work and it really has to be a high end door or trim for people to spend that kind of money. I often tell people it might be better to get new wood. Stripping is extremely labor intensive.

We have pivoted. After getting quotes and getting professional opinions on paint stripping, we have decided to get quotes on completely replacing it all. We may be better off trying to replicate the moulding and just replacing all of it to try to maintain its original aesthetic. It would be faster and potentially cheaper if we decided a different moulding. There simply isn’t enough people to do this type of work. Living in a co-op, we found that the ones willing to do this type of work for a reasonable price don’t have insurance and are not EPA certified, both requirements needed by my building.

That said, if anyone knows any trustworthy contractors, I am looking to get quotes to replace 10 door casings, 6 window casings and about 170ft of baseboard.

with a multi step finishing process poplar can be made to look pretty good. we did it hear on our own balustrade here and got it to look like a better wood. Keep in mind, the darker you go with cheaper or damaged woods, the more you can hide about what it really is-

Great points Cate. Our 1912 house largely had poplar casings/trim with veneer oak doors – and where I’ve stripped the old dark stain or paint off the old poplar, I have to say even that old poplar is pretty. So much prettier than the new stuff and it takes stain so much better than the new. Not a popular poplar opinion I know in these parts but not everyone can afford the grander earlier homes where they had mahogany and other woods considered prettier/acceptable on the forum.

Umanish, your 1845 wood trim was meant to be painted originally; sometimes the trim and doors were faux wood grained. If it is pine it’s pretty great old growth pine, so as long as experienced people are doing the stripping you should not have any problem. IMHO original materials are always superior to new ones; keep as much original material as you can, especially a Greek Revival, and your house will be beautiful.

also, and i did not see what 850 wrote until now, but what 850 mph says about things not being plumb: if you strip painted moldings that are no longer square, when they are stripped you will find that the people who maintained them over the years jammed all sorts of stuff into the open joints to fill them and when i find this on doors that split or panels, i have to take a plunge blade and clean them out and then fill that split with dyed epoxy. 850 is right and i have told people – especially over here where i live in these houses with their crappy late 1920’s moldings – tear it out and replace it. If you have really nice moldings with hardwood underneath, it is worth stripping them. but some moldings are just not worth the labor (unless you are doing them yourself).

Ok. The hardwoods did not come into use until the rise of the brownstone well after the civil war so yes, pre 1870 house is likely pine. Some of the older pine is old growth pine and it will finish up nicer than newer pine. Finishing some of the cheaper pines is the issue but there are ways around that. In short, pine is and was made to be painted and when it was used in houses in centuries past, it was a display of wealth to have painted wood in the house.

In so far as someone having issues actually stripping the pine and damaging it: that is due to a lack of training and experience. Yes, the chemical wets the pine and makes a soft wood softer but the real issue is people use sharp tools the wrong way and the really dig in and gouge the wood. Sharp pointed wax carving tools will hit a dry and hard piece of paint and glance off it and then make an errant gouge a couple of inces long. Disaster to sand out. When i do this, i use a round wax carving tool which is less likely to slip and gouge. When i have most (almost all) of the paint off and must dig int o the real crevices or am working egg and dart, i switch to a sharp point.

So umanish, you may have seen that i have several people interested in having me do a stripping class. You would be welcome here. But more than that, if people call me for home inspections i can spend time talking about these sorts of projects and advising people when to hire pros or when and how to do diy. Also, someone like yourself who has alreay had me do a home inspection, if you ever wanted to come by here and watch me when i am working on a project, i don’t mind (as a favor). I do not have any stripping projects in house at the moment but you know how to reach me outside of here.

The doors are one thing, the fluted column moldings are another.

Unless you are gluten for punishment or a cheapskate (like me) it’s probably best to farm this out to the pros… or better yet just buy doors and trim NEW and try to install yourself.

I think what most people learn when trying to RESTORE a 100 year old house is that NOTHING is plumb or level… it’s simply easier AND LESS EXPENSIVE to rip it all out and start from scratch…. Reinstalling all that beautiful 100 year old trim.

Don’t even get me into trying to match turn of the century moldings. Everything today is slightly smaller and will not match existing trim…. Even the stuff over at Dykes with such a vast selection will not match perfectly in the end… so you are forced to beg neighbors doing renovations for bits and pieces.

Truth is, even the most decorative door, window trim or ceiling moldings can be done cheaper and look better buy buying brand new materials.

These are TWO different SKILLS….. 1) RESTORING 2) RECREATING.

I would estimate I have 200 hours in for stripping 13 doors. I know it sounds cr azy, but there is a huge learning curve starting out with the fact you do everything conservatively at first as not to damage the doors and you try all sorts of techniques, tools and materials.

I know I worked on my first door for two weeks, 8 hour days. But it was a skill I wanted to (L)EARN… just as the Dutchman process, which i will tackle this fall.

I’ve been following this thread, as I have a dream to strip and restore our doors and window / door moldings in our 1845 Greek Revival. My hesitation to even try is that I’ve been told that these mid-1800s houses used soft pine, so they don’t hold up well to the stripping process and become ruined, unlike the later 1800s / early 1900s houses that used hardwood and can be nicely stripped & restored. Is this true? Are there specific methods to successfully strip & restore the soft pine?
