Over sanded pine floors
We did a renovation a couple of years ago and in the process the old pine floors were over sanded. We didn’t realize it at the time and the rest of the renovation, including a kitchen, went ahead. The floor boards have enough wiggle that can pinch the skin on bear feet and chipped edges when the kitchen stools are close to the edges of the boards. I know the pine was originally meant as a subfloor but it was part of the charm of this room. Without having to lay a new floor on top (which would mean moving an island and having to find some way of refitting the floor to ceiling cabinetry with no leeway) is there any way of reinforcing these floors or a company that anyone could recommend?

Our (amazing) real estate agent absolutely swears by Unique Flooring and has used them several times. We’ve not refinished our floors yet, so don’t have personal experience, but they do come highly recommended. Contact: Debbie Kameraj/Unique Flooring, phone: 718-641-2878, alt phone: 718-641-2807

Does anyone know a good place to refinish floors? I don’t have any idea what to do here but have found good high end floor people difficult to find

Oversanding is a separate issue from worn and chipping. Pine subfloors are delicate but nine years ago we put down four coats of satin poly and it has held up incredibly well. That said, all pine floors, including ours, dent and scratch easily. All chairs would have to have rubber caps and that kind of thing. if you want to put on new poly, you will have to at least “screen” the floors (instead of “sand”), which just means you sand a smaller amount. This means losing more of the wood and potentially exposing more of the nails. I’d consult with an experienced floor refinisher to see what they say. FWIW, in our kitchen, we put down Forbo Linoleum (the real thing, not vinyl) on top of our pine subfloor and we love it, although it’s not for everyone. Cork might also be an option. The installers will nail plywood on top of the existing floor first.

I am just thinking out loud, but maybe using some sort of hard varnish could extend the life of the floors? I don’t love the industrial look of that shiny finish, but it does seem hard/waterproof and pretty forgiving on hardwood.

I had a new oak floor laid a couple of years ago after the pine subfloor I refinished 40 years earlier became too far gone. If your island and cabinets have a kick space it might be possible to install new flooring around them, although this would lower your counter-height by an inch or so. Of course that would be a big problem if your dishwasher, or other built-in appliances ever needed repair or replacement.
