NY Attorney Creating Brokerage Firm

My partner’s sister is a lawyer, licensed in NY, working outside the state. We’re looking to leverage her law degree by creating a real estate brokerage firm in NYC. My partner and I would operate as the salespersons. We would handle the day to day operations. We both own rental units in NYC and out of state and are well versed in the end to end purchasing/selling/renting process.

What are the steps required to set this up? (e.g., create the LLC, apply for the brokerage license, obtain insurance, etc.). What are other things we should take into consideration?

The Real Estate Board of NY would be a good place to start. They have guidelines on legal and ethical issues real estate salespeople must deal with.
