NO AirBandB rider on a tenant's lease

Has anyone added any wording on a lease prohibiting a tenant to sublet by using short term websites? If anyone has a suggestion on the wording to use it would be very much appreciated

While you are at it, consider adding language about movie rentals. Our tenant was approached to rent their space for a movie shoot. Thankfully, he said no, but not something I had ever considered. Movie shoots can be very disruptive with the lighting and they are not exactly careful on the premises. We have a two-page rider that we attached to the main lease with all kinds of extra information — e.g., no gas grill, we require renter’s insurance, etc. — and will be adding this for the next tenant.

This is what ours says: Tenant shall not sublet (or rent on a daily or other basis) the entire premises or any part of the premises, nor shall he/she assign this Agreement to anyone else without first obtaining Landlord’s written permission. Permission to sublease will be determined by the sole discretion of the Landlord. If Landlord give consent to sublet, Tenants shall continue to pay rent to Landlord and Tenant shall assume all responsibility for the apartment and actions of subletters and will be responsible to communicate any relevant aspect of this Lease.

Yes, one could argue “No subletting” doesn’t cover it because airbnb does not create a sublease. You may want a rider to be more specific about this.

A good lease should mention “No subletting w/o landlord permission” already in the boiler point language. I’d suggest adding an additional rider that outlines the sublet policy again and mentions tenant may not advertise the apt on/or sublease through Airbnb/Craigslist or any similar websites specifically. If you have an Atty, it doesn’t hurt to have him/her look the language over. It could save you a bunch in the long run.
