New fire escape

My insurance company says I have to add a fire escape to a 3rd floor apt. Anyone have recommendations of a good contractor for it? Also need guidelines about what kinds are acceptable.

The 1938 code allowed a ladder and roof scuttle as a second means of egress in a two family dwelling. In a three family the public hallway could be sprinklered in lieu of a second means of egress.

It’s a legal unit on the 3rd floor of a building & has been in use for upwards of 25 years. Insurance co said it must have second means of egress which I took to mean new fire escape since I can’t envision any other workable solution.

The DOB no longer allows the installation of new fire escapes in NYC. Existing fire escapes are grandfathered in the locations where they exist. An new exterior metal stair is allowed. If the existing condition is legal, then the insurance company should accept the local code compliance. That said, I had a situation where the bank wanted windows guards removed and would not budge even though there were two means of egress from a ground floor apartment.

I have never heard of an Insurance company requiring an additional fire escape. Is the 3rd floor apartment legal? Did the Insurance company mean that you need to legalize a multiple dwelling use?
To add a fire escape you will need to file plans and go through DOB…. opening a whole can of worms.
How many apartments do you have? What is the legal use?
