Neighbors from Adjacent Bldg Using Our Roof Deck

Hi, our condo building (10 units) has a roof deck for all tenants to use.

We are having problems with neighbors in the buildings that are connected to ours walking across their roof onto ours to use our deck! Aside from being rude and annoying, we are concerned about liability. Do we have any legal options for preventing this from continuing?

The police are ill equipped to handle this and have real emergencies to handle. A fence is the easiest solution. Another is to print a flyer stating that the roof is private property and anyone using it besides the condo owners is trespassing. Hand a flyer to every person you see who using is the space. If the next door building is a rental, contact the landlord and ask them to send your flyer to everyone in the building. Also post the flyer on the front door of their building and on their roof access door.

Set up a motion activated sprinkler for those times that the roof deck is empty. A 42 inch high railing from both sides would also help without being too much of an eye sore.

Hi, thanks for your replies. When any of us see them up there, we of course tell them to leave, which they do. But that only works in the moment. Am wondering, practically, about a long-term, permanent, solution. Sounds like next step is to involve police.
