neighbor had a bad fire

thankfully everyone safe and my heart goes out to them. i do want to make sure i protect myself though since we are attached. had a faint smoke odor upon returning, but beyond that seems like we were very lucky. still need to inspect the roof, but beyond that what else might i be overlooking?

if that fire was bad and brought about a visit from the DOB, they might issue a order to have it inspected by an engineer. sometimes when this happens, they will issue it to the neighboring houses as well. in case they do not issue one to you, you might be able to check the dob bis to see if one has been issued to your neighbor. this does not happen except of cases of really bad fires, like total loss. a room or two, no. if one got issued against them, you will want to see what it was for and if it is for the party wall, you know you might have to have yours checked out.

Good. We had a fire in a masonry building and whatever damage there was was visible and the water the damage was very apparant (except some electrical, we could not always see that and problems appear later). The masonry contained a lot of the water (this is good for you).
Smoke damage was limited because it went up. That was 1995.

When i was a child we had a house fire. Wood structure. Water got everywhere. It got into and behind walls. Smoke damage throughout. The fire was down low and it was a suburban home laid out differently than these row houses.

If no water or smoke got into you house, i think you are ok, so long as the masonry wall where the fire was is not compromised.

Definitely notify your insurance. They know what to look at and maybe they will send someone to look at roof just to protect themselves.

This is how this works between insurance companies and i have watched it unfold several times. If you pay someone to check your roof, etc or damage is found and they pay to have it repaired, they will go after the neighbor’s insurance co. I think there is a fancy word for this: subrogation (they assign fault and the cost of it). So it behooves you to check everything and consider the damage to the neighbor’s side of the party wall.

Good news that everyone is safe! Contact your property insurance company specifically to notify them in writing that your attached neighbor had a house fire. They should have some next step instructions for you
