Need Reco for Steel work / Dunnage on townhouse roof.
Hi brownstoners,
we are having condensers for a mini split system put our brooklyn townhouse roof. i have a bid thats 10K for 2 support beams going across the roof and attached to the existing side wall parapets. There are 3 or 4 smaller support beams connecting the 2 major beams. It seems like a lot of money to me… or is it not? the condensers art 287lbs each. They aren’t lifting them to the roof and the price does not include the small steps to span the beams (if we do need them) that might be a fire code thing (still investigating….)
would welcome anyone’s advice, thoughts, etc.

We do our own steel as part of our mini-split installs. Typically we include the steel homeowner is responsible for engineer’s drawings and filing.

Not going to say how much the crane should cost because it will depend on a bunch of factors but it’s more than what’s suggested above. Expect double to quadruple based on site specifics, crew and permits involved.

You have an HVAC installer that can’t do their own beams with their own subs? My HVAC contractor included “Any necessary dunnage (primed steel)” as included in their quote. Usually HVAC contractors have a deal worked out with their owns subs including the cost of crane that you prob wouldn’t be able to get on your own because they give them a lot of repeat business. I’m going to guess $1000 for the steel, labor (mine took about three hours MAX w/ four guys IIRC) – lets say another $1000 plus $500 for the crane? Rest is insurance and profit. I’d get another bid, it doesn’t sound like they want the business. If it were that much i think everyone would have their condensers in the backyard.
