Mulitfamily building rules
Hello hive – I am considering purchasing a 6-family house. What is the best source to figure out the various DOB rules/inspections (gas lines, sprinklers, boilers, lead etc. etc.) so that I do not get blindsided? Is there a homeowners association you might recommend?

Have you thought of a 5 family or less? Because then you are not bound to many of the rules and regulations everyone here is talking about concerning 6 families. Understand this doesn’t mean there are no regulations that have to be followed, you just have more control of your building than owning a 6 or larger.

ditto to what mozeeatupu said – you will be blindsided by something, there’s no doubt. even when you think you know all the rules, the rules change or the inspector has a different interpretation. you might want to speak to an expediter who can review the specific building you’re looking at and provide a full picture of the code compliance.

You have DHCR, HPD, DOB, DOT, DSNY, DEP, DOF, & FDNY are just some of the rules and regulations you’ll be liable for.
This city works tirelessly to make sure you’ll be blindsided by one of their rules, and if one hasn’t, they’ll be coming up something new that will.

A six family building is typically a rent stabilized building. The biggest issue is the DHCR rules & regs. Not a great building to start out as a new landlord!
Go onto the RSA website (Landlords association: Rent Stabilization Association) Look on the DHCR website. …. if that does not confuse you enough, talk to a lawyer that deals with Landlord Tenant law & muliti family (commercial) Real Estate.
A good local licensed neighborhood plumber will keep you straight with the annual / seasonal Boiler, sprinkler, gas line inspections etc. For Lead look at the HPD website.
