Mold Testing and Remediation

I need to find someone who can determine if we have a mold problem in a section of our brownstone. The problem is likely in a brick wall with a cavity for plumbing lines. Both sides of the wall are covered with plaster.

Can anyone recommend a reliable mold testing service and also a company to do the remediation if mold is found? I would like to find someone who is careful with the surrounding woodwork and plaster detailing not affected by the mold.

In looking through various online websites it seems like many companies do both testing and remediation. Is it better to get two separate companies – i.e. one to do the testing and a second to do the remediation?

Any suggestions or wise words of wisdom are sincerely appreciated.

@dianeg – Completely the opposite – I think the leak had been going on for months. The brick was completely saturated and took 1 week to dry out with dehumidifiers and fans post repair. I didn’t have lath backing. I may have used the wrong term but it was stucco applied directly to the brick. The walls were all concealed with shelves or wardrobes so didn’t spot it initially. As Olga says up to 10sq.ft can be removed by the homeowner. Call Serv Pro for guidance – Juan will charge $150 for a call out but it was worth it for the guidance he gave me.

Chinatownred, Marc and Jeremy, thanks for the recommendations. Couple of questions:

1) Why will Servi Pro only remove after testing? You can see mold growing on the back of the mirror in one of the dressing rooms. Is there a legal requirement to test prior to removal?

2) Chinatownred — Sounds like you caught the problem early. This has been festering probably since February when we had a 3″ main in a wall crack. (The entire stack was shutdown as soon as the crack was discovered. It was only servicing the sinks in the pass thru which we did not use that frequently.) Was the lathe on the back of the plaster moldy? I understand that mold does not grow on brick or plaster — but certainly no wood.

The leak was stop back in February. You can see and smell the mold. I have asthma so the mold is really causing problems for me and has to be removed.

Do you see stains? Do you smell mildew? Has the leak been there for longer than three days? How big is the area? If you have a leak, point fans on it so it will dry out more quickly. Mold can appear after three days of wetness, and mold cannot grow in plaster. The most important thing is to stop the leak. I would be less concerned about the mold, unless the walls are sheetrock or someone in your family has a sensitivity. Most houses have had leaks here and there over the years.

ECMS did this for me this week. Uncooperative tenant stopped a ceiling repair. Their loss. Low non threatening mold levels. Living room left in progress for an extra week and a half so the GC could return after finishing his next job. But Marc was great and the tenants felt at ease by his presence and testing.

I’ve just been through this, a three floor leak from my neighbors main 4″ line in the party wall. I called Juan at Serv Pro who was really helpful. Serve Pro will only do removals, not testing, and will only remove after testing is completed. I sealed the area off to do some probes to fined the leak as I had to convince my neighbor it was their pipe (it was bone dry on there side of the wall). Juan recommended All Green for testing .
Things I learned: Mold doesn’t grow on brick or plaster but does grow on compound! I had mostly plaster on brick and plaster moldings so had minimal mold and dealt with it. myself ultimately.
