Master Plumber needed to do local "152" gas pipe inspection for 3 family house

I am looking for someone to complete this inspection for a reasonable price. It’s just the exterior inspection I believe and a 2 page form. Greenwood Heights. Thanks!

I guess that’s fair. I’d rather have the plugged tee there than a reverse threaded coupling though. If someone does work up the line and fails to adequately backwrench, it could easily leak. And yes, a licensed plumber should know how to do this, but I’ve seen plenty of guys with the gas card wrenching away with abandon.

They want you to remove the tee. It’s too easy and tempting to reconnect to the plugged port for some people. You have to understand that there’s no end to the stupidity some people are willing to endure to save money. Then there are the people who just insist on not doing anything according to Code even when doing something in a non-compliant way takes just as much effort. The NYC DOB sees it all and they have to react.

So let’s say there’s a laundry in the cellar, and the gas line is sheetrocked in, but it’s unused and capped. Technically they want you to remove the whole line? Could you just cut it off where it connects to the riser and replace the tee with a LR nipple and coupling?

Thinking about it, the rule is kind of silly, as you can have a “future nipple” and install a tee whenever you want without much effort. But it would be very easy to a bozo to screw up the nipple joint and have a leak there. Perhaps they figure a homeowner would not be smart enough to figure out this type of fitting, but would be more likely to plug into a tee.

Legally, you’re obligated to remove the branch piping back to the riser, remove the tee, and replace it with a coupling. It must be filed and inspected. There can’t be any future gas connections. But for the LL152 inspection, it’s true that condition wouldn’t be part of the process if it is in a tenant’s space.

I’ll defer to Master Plumber (or any plumber) but for the 152 Law they only look in your cellar, or wherever gas service is, and not inside individual apts. So I’m guessing capping off appliances inside apts. isn’t an issue.

@master plumber, what happens if you remove a gas appliance like a dryer. Compact gas dryers are no longer made, so you might need to install an electric if it gave up the ghost. Can you not just cap it off? Wouldn’t that create a future tee?

We’re doing that quite a bit. Lot’s of people have these tee fittings for future connections on gas lines that aren’t allowed anymore. They all gotta go. These are what those idiots who blew up the 2nd Avenue building connected their flexible gas lines to.

I just did this using Einstein’s Plumbing & heating. (718) 246-4095 . They had to remove a “Tee” which required shutting off the Gas, plumber doing work, getting an inspection, than Nat Grid. restoring gas. The biggest delay is waiting for an inspection. The plumber handled all of the logistics and paperwork.

@Phoffy The inspection is alot more than a couple of exterior pipes. Its for all exposed gas lines from the meter and in the basement as well as any exposed gas lines on all of the floors above the cellar. But not into each individual tenants apartments. Just any exposed gas lines in the hallways or wherever they are visible to the inspector/plumber.
If they find a leak they will shut off gas service to the entire house. I heard that some guys were offering to do a “pre-inspection/test” for leaks and then do the necessary repairs before doing the “actual” inspection the next day so shutoff time would be minimal. There had been a mad rush to get the inspections done last November, as the City was remiss in reminding everyone that the inspection was due by Dec 31, 2020. That caused a frenzy of people trying to get a plumber to do it. The City finally relented and passed an extension till this coming June. I would not delay as you are looking at 10 weeks from now for the new deadline. Also make sure you are in Community Board 1, 3 or 10. Other community Boards are to be i nspected in different years. The inspection is good for four years. You can check this link for more details ( it’s to a plumbing company but it was the first link I found in a quiick search, I know nothing about them) But you should be able to learn all you need from there.

I do them. But it’s hard to get excited about it. The liability and responsibility it puts on the inspecting plumber is not reasonable. This is another bad NYC plan put into action.
