Main line clog
My 2 family brownstone has issues with the main line getting clogged if tenants put non degradable items down the toilet like baby wipes or paper towels , things other than human waste and toilet paper. Should the main line be able to handle most things that go thru the toilet like baby wipes or paper towels?

“should the pipes accommodate some other things like paper towels or baby wipes and be able to pass them thru?” Absolutely not. Waste pipes are only for human waste and toilet paper — and not too much of either at any one time!

@jerermykiltspropmgr. Are you in NYC? A landlord can “add” anything they want to the tenant’s monthly rent, but the tenant does not have to pay these charges. Perhaps one could take it out of the security deposit at the end of the lease, but as you note, its hard to prove.
@OP. I have never had a problems with tenants flushing anything non-flushable. Perhaps a clause in your future leases that says flush only TP will help. Also, have you tried telling your tenants to stop?

We had some guests over some years back. One of them could not handle the better brand of whiskey i put out. He made it to the rest room but his aim was off. He cleaned it up with paper towels. We had a problem the next day and as a result we no longer keep them in the bathroom.

technically if your line was clean these things *should* make it through. even though they should absolutely not be put down the drain. im suspecting you may have some roots or other issues in your main drain. when that happens, there is pretty much zero room for error. The above comment to put a non-flushable item clause in lease is not a bad idea. However, I do not advise non-renewing a lease on basis of tenant breaking this clause. If you do this, they can legally contest and you could easily lose the contest after legal expense. Might be better to merely not renew tenants with this kind of behavior but not include a specific reason as to why you are not offering to renew to tenants.
I manage a private roof deck apartment prone to parties. At lease signing I tell tenants there was once a former tenant who had a party where a beer bottle dropped to sidewalk below, and that they were coincidentally not offered chance to renew, nor were they given a reason why renewal was not offered. Then I encourage the new tenants to require plastic cups when entertaining on the roof. In your case, you could encourage tenants to only flush toilet paper and water when they sign the lease in order to prevent non renewal of lease

Wipes, Diapers, Sanitary products, cooking grease etc should not be disposed of by flushing down the toilet or down any drain! Not only your sewer line will get blocked but the City system will get blocked, causing floods etc.
Put in your leases for all tenants that they will bare the costs of all sewer cleaning and will not have their lease renewed for inappropriately disposing of products in the sewer system.

Nothing but standard toilet paper is flushable.
1. Put in your lease that you cannot flush certain objects and a term about having a Building Wide Fee for failing to do so.
2. Hire a Licensed Plumber to clear the drain and always drop a camera in to see the condition of the piping (could be something with the pipes but you would not know that without a Video Inspection).
3. Use the pictures to show tenants wrong objects are being flushed and hope the emails deter the action.
4. Repeat

some tenants do not give a toss. some of us give a toss because we were raised in single family homes and our parents were good at figuring out who the culprit was and they made sure we never did it again and we never forgot.
i once had a medical office in a commercial building. they clogged the trap with gloves and what have you and liquid came out the waste overflow/vent on the side of the building. i spoke to the manager. she denied her staff were doing it. it happen and again. same thing, the manager denied it was her staff. so i put a 4″ expandable plug in the waste overflow/vent on the side of the building. the medical office had floor drains in their bathrooms. when it happen the next time it flooded their bathrooms. i told them they had to stop putting things down the drain and there was nothing i could do until they stopped doing that. it stopped. never happen again.
see if you can find a way to make the tenant’s behavior their p roblem. if you can figure out how to do that, it usually solves the problem. and until you can do that, they will not care about the headaches they are causing you. it is the way they were raised.

The main line, the pipe that goes from the front of your building from the trap to the street is typically the same as all the other houses around you, i believe it’s a 8 inch clay pipe. You can have roto-rooter do a camera inspection and cleaning (cost me about $700)
What i would say is that it’s your tenants behavior that isn’t the norm. The only thing your typical individual flushes is toilet paper. Once in awhile someone can be mistaken and flush something down by chance/accident. But no one should be flushing paper towels or baby wipes on the regular.

I’m curious to know though whether my pipes are not as efficient as others in a similar small bldg , should the pipes accommodate some other things like paper towels or baby wipes and be able to pass them thru? Even though they are not suppose to be in there ? any plumbers out there?

@Michael do you occupy one of the units? If so, you can attempt to have a plumber snake the house trap, pull out something non flushable, take a picture of it, ask the plumber to state what they found on the invoice description, send reimbursent charge to tenant “as added rent” to their tenant ledger, provide a one time courtesy credit when they protest (if you’re lenient) and tell them they will be held responsible for this kind of thing going forward.
Note that this kind of thing is hard for a landlord to legally prove, and therefore my advice to tenants in this circumstance is to say “prove it, and unless you do I will expect the charge to be removed from my tenant ledger.”

I do this at my own 2 family once per month, and whenever I travel. Cheaper than replying the buried floor drains .
Plumbers can be good at removing clogs. They can also be good at breaking old buried pipes with too many frequent trips for the same cleanout work.

other owners in other buildings 2 3 4 family townhouses must have these issues regularly but I don’t hear anyone complaining, are my pipes not as good?
