Mod-Con (modulating-condensing) boilers are sophisticated, high efficiency pieces of equipment. “Mod-Con” is a category of heating equipment that gets its name from its ability to run at sub-CONdensing temperatures (~135°F-140°F) and MODulating the intensity of its flame to maintain the lowest possible effective water temperature without overshooting it and sending BTUs out its flue and into the atmosphere. They need more attention than a standard efficiency boiler. Flame sensors and ignition rods require annual replacement. Draft inducer fans need to be cleaned of the debris they pull in from outside. Flue temperature sensors will require replacement after 2-3 years. Condensate traps and acid neutralizers require annual cleaning and replacement of neutralizing media. The moisture in the flue is an acid that will eat right through your copper or cast iron pipes, hence the necessary neutralizer. Sure, the expansion tank should be tested for integrity and pressurization. The relief valve too. But mod-cons are a very different process. Cleaning them out often requires repla cing critical seals sold in service kits assembled by the factory. Again, standard efficiency servicing is somewhat less involved and requires less replacement of parts.

What should I look for with a mod con boiler system. My guess is checking that press relief valve works, that expansion tanks are ok (how long do they last and how can you tell they are going to die before they make a mess?), condensate trap is full, and…what about the boiler itself? I guess CO reading and confirm intake and exhaust are unplugged?

Annual Maintenance before the season starts?! Now that is crazy talk! Usually I go with the ignore the all mighty Heat Giver in the basement until the first cold night it fails and my house is freezing. Then I call a plumber and get upset when they say they are the middle of the busy cold season! Ignore it til it fails; best plan out there!

We have good people in our area. My service company is Gateway Plumbing and Heating and I do Consulting work as 72Fmechanical.com but Petri Plumbing, Absolute Mechanical, and a handful of other companies do a great job. Eman on this forum is also very knowledgeable. There are many more companies that don’t do a good job and shouldn’t be touching boilers but they do anyway. Keep in mind that plumbing and heating are two very different skill sets. I’m not sure how they ever got lumped together but a good plumber doesn’t ensure a good heating tech, and vice-versa. I mention this because I go to one house after the other where the boilers are in horrible, inefficient, or even unsafe condition after having been maintained by the home’s go-to plumber for years.

That spill switch is heat activated and has no idea how much CO gas is in the room or being sent in to your living space. All new gas-firing, residential heating equipment comes with it though. It detects excessive heat if the chimney becomes blocked. Good to have.

Thanks. FWIW I had Brooklyn Union Gas install a spill switch many years ago that shuts the furnace down if there’s a CO buildup. That probably saved our lives about 20 years ago, when the flue was blocked (which lead to our having a stainless steel liner installed. Also , back when I first bought my house I was advised to leave the pilot light burning all summer so that the heat would prevent the heat exchange from rusting out. Still, a CO check wouldn’t hurt. I usually service the furnace myself, even though my service contact includes servicing, but maybe I’ll schedule service this year.

Hi Bob,
If I had a furnace in my home I would want to know that the walls of the thin sheet metal heat exchanger were not breached in any way. Eventually they all fail. They are the only thing separating the carbon monoxide-saturated-exhaust from the heated air being circulated throughout the home. You should be asking your service tech to give you a CO reading at least. Just FYI.

I have no knowledge of boilers, but on my far simpler 55 year old furnace it’s just change the filter, check the fan bff elt, put oil in the oil holes of the fan , and check that there’s grease in the grease cups, adding more every few years. I also vacuum the floor registers.
. I imagine a boiler is far more complex

I’m going to take these crickets to prove my point to myself. No one has any idea what the service tech does when they come to perform an annual maintenance service. It’s all about price I guess.
