Is 16.5' wide building too small for family

I know this is subjective., but I would like to hear from builders and home owners with experience taking on these small building in attempt to make a nice home. Is it possible to creatively, yet realistically configure these places into comfortable living space for a fairly large family? I’m a big guy and my instinct says keep looking.

There was a piece a while back on a really narrow brownstone renovation a designer did for her own home. That was only 11′ wide on the interior, and as other said above, the thoughtful layout and renovations made optimal use of the space and the result is beautiful. I would suggest you find the company (if you have not already done so) that would handle any renovations and have them do a walk through with you to spec out some ideas. I have a friend on St. James Place that lives in a 16 or 15 foot wide house and relocated the stairs to the back and that opened up a ton of space. But they were only a family of 3. They also made really innovative use of the space in ways I would not have imagined. However, if you are a big man, and you gut tells you that you need more then keep looking but with more space comes higher numbers quite possibly. Good luck.

Try to go look at some narrow open houses – especially recent renovations to find inspiration and see if something similar would work for you.
We ended up with a 20′ wide house, but saw some creatively designed 15-17.5′ wides that we wouldn’t have ruled out for their width alone.

What I meant is, is there a difference in having a stairway centered in the width of the house vs a stairway off to one side, as long as the stairway is in the midpoint between the front and back of the house?

If a staircase is in the center of the house but on one side, set back from the front entrance, wouldn’t you still be able to create full width front and back rooms?

we have a 16.5×45 brownstone and its a great size. We are pretty much configured as Jim suggested but put the master bedroom and a family room on the 2nd floor and kids room on the 3rd floor. Bedroom/living room on the outside and bathrooms, closets and laundry in the middle of the house.

I live in a 12.5′ wide house and it’s not too small. The reason that it feels big enough is that the configuration is a center stair layout. A 16′ house that is a side stair configuration (most common) will feel like a 10-11′ wide house since the larger size rooms are no more than 11′ wide. I think the most important thing is what the layout is. Center stair houses are always more spacious in feel than side stair houses, since they maximize the full width of the building.

We’ve recently completed work on a 12′-6″ wide house. Now that was small. I’d agree with what was posted above, a well-designed, efficient layout can make all of the difference. You can think about it this way:

A typical row house has a stair in the middle, eating up about 6′ of width, but the front and rear are full width. After structure and insulation, you have 14′ or so left. That’s certainly enough for one bedroom at either end. Keep closets and baths in between, and you can get a nice layout. Going up may be a more efficient use of available floor area than going deep. In most cases, you can do 3 floors plus a cellar, so you get kitchen, dining, living on the ground floor, next floor up is two bedrooms, maybe two baths, next floor is master bedroom and third kid’s room, or maybe it’s just a master suite.

It depends on how deep the house is and the interior configuration.
Many houses built less than 20′ have full width rooms back & front with a deeper floor plan to accommodate a staircase in the middle to one side and no need for a main beam to support the extra width. As apposed to many 20′ & + width houses that have side hall rooms and a main beam at the approximate 2/3 mark to support the extra width and thus the need for a “structural” interior wall.
So often you will find larger rooms in the narrower houses with fewer smaller/hall rooms.
So the bottom line is do not pass on a house because of its perceived short comings… go look.

A neighbor of mine has 3 kids & a 16-ft-wide x 50′ feet deep building. All comfortably accommodated for 24 years. Depends on layout, needs, etc.

How many stories? How many kids? I think the trick is the room count, no tthe width. If it is a 3 floor, 2-fam, you will be tight, particularly with more than 2 kids. If you have three floors for yourselves, much easier. ,

Need more info on the building. 16.5 by what? How many families? How many floors? Would you gut it or it’s already done?
