Install new windows before or after new brownstone facade?

Hi neighbors,

We are upgrading the brownstone on the front of our house. New windows need to be installed.

I’m torn between installing windows during the facade work (to get a tighter seal with brick-to-brick installation, but risking damage during final stages of facade work) or waiting and installing once the facade is done.

We are hiring a reputable and professional facade firm, but accidents can happen.

Based on real experience, which route would you recommend? (please let me know if you are from a trade in your helpful response! 🙂

I’ve done it many times this way for the reason stoopsitter mentioned. But also because chipping can damage/scratch/crack the new windows if not properly protected (many facade guys won’t properly protect). And you will also get a more finished edge around the windows.

I like no-permitz suggestion. Presumably because it will give you easier access to insulate the cavities. If you’re doing brick mold installation windows, that is.

If you can time it right, install the windows after the the facade is chipped off but before the scratch and finish coat are done

Would it e possible for the workers to cover the windows with plastic and blue tape? We did this when working on our facade. One time they forgot and ruined some window screens and then had to replace them.

I would wait. When they repaired my brownstone they splattered brown stucco on everything. I would hate to see new windows all marked up.
