How long does it take for a DOB Stop Work order to get cleared...

after all infractions have been corrected?
I know they have to come to make sure everything is right, but my questions pertains to the waiting time to get them to come, and after they come and see everything is up to code.

I remember even after the inspector took the SWO off you have to file another form for it to be completely removed.

The DOB loves forms! For example, you can’t file correction form unless you file a separate affadavit with your correction form. Everything has to be notarized etc. So yeah you can do it yourself but the first time, you’ll waste days figuring it out.

I waded in. By the time I realized how complicated it was, I had already crossed a few hurdles so I kept going. But it took me multiple trips to DOB to figure it out.

I have personally filed this paperwork myself without an expediter and there is a certain order to all of this. The correction is not tied to the SWO. The correction is for the violation. Removal of SWO off your building is a separate form. So after inspection has happened then you may need to talk to Expediter if the SWO is not removed on BIS.

Expediters are supposed to know the code and help you get out of the violation. An expediter cannot help you with the actual inspection to remove the SWO. All they can do is if jerk shows up and fails to remove … then you’ll be waiting for the next inspection to remove the SWO and get any requests in order. If jerk says additional papers needed then expediter may be able to help at that point.

Mark herz company is an expeditor company that deals with the removal of stop work orders or violations, and they are very good at it, but there are others. Expeditors don’t do anything you can’t legally do yourself, but they know how to do it efficiently and not mess it up.

expediters. there’s no guarantee even with an expediter. i would also prepare for a longer clearance time right now due to the pandemic and the big collection of SWOs that have been issued recently.

I am the king of jerk inspectors and have to assume this kind of stuff will happen. Does anyone know if there is a service or pros who deal with things like DOB stop work orders? People whose job it is to make sure things go smoothly and there are no “jerk related” delays.

If all your paperwork is good and violations resolved, probably a couple days to a couple weeks depending on how long it takes to schedule the reinspection and/or process certificates of correction.

It all depends on what the Stop Work order was for.
If all of your approved plans, permits etc are all in order with proof of Insurance, workman’s comp etc it should be fairly straight forward. But if you have had workers on site “making things right… “? who knows…

Regarding timing of inspection, it’s usually in a few weeks. I had an inspector come once and he never sent in his report so then I had to have them come again. That whole process took several months. Then the second time, the inspector was a jerk who decided to demand paperwork unrelated to the violation.

This doesn’t have a straightforward answer. If it’s a simple thing, once you submit correction, should clear up in a week. But if they say you need an inspection to remove the SWO then it’s really dependent on what the inspector deems acceptable and whether they identify additional problems during inspection. It’s a bit of a wild card.
