Help with tenants

So my tenants lease is up in a few days and I’ve let them know by letter and text that their rent is going up if they decide to stay and a new lease needs to be signed. They haven’t responded and I’ve reached out multiple times. Anyone have suggestions on what I should do or say? Do I start the evection process once the lease is up and they don’t move out?

Why does a landlord need to give a 90 day notice about a lease’s end, when the lease, itself, says when it ends, and all parties have signed it? Nevertheless, as landlords, we have always approached out tenants about that long ahead of the dated end of the lease to ask if they want to renew. We know it can take time for tenants, especially 3 unrelated tenants of a single unit, to all come together and make decisions. A few months allows us all time for some phone tag and for them to assess their future. If they plan to leave, we still have time to show the apartment to avoid a month or more of lost income. Bottom line – next time, start this process much earlier.

I am finding more & more that this generation of tenants do not communicate so well…. it is as if they think they have telepathic communication skills along with all the choices….
