Help with Home renovation. Brownstone sliding door repair

Hello! I live in a super old brownstone and the sliding doors are off track and keep getting stuck. I am also looking for a master plasterer ( to fix moulding and around the light fixtures, a cement/concrete to be fixed on walkway path, and an iron worker to level and fix the walkway gate. and i will say this using what cate says – “you never know with doors”. more often than not it is two or three things, often small, that are the issue.

i recently visited a house where the stop molding running up the pocket opening is the issue. to move this is child’s play and i told the owner he could do this himself as i do not think it is fair to take his money without telling him that but he insisted i return and move the stop on three pairs of doors (the only reason i made an on site visit first was because it was three pairs of doors and i would otherwise have had to have the parts together).

so i will tell people to clean the track on their own before asking me to visit as that is often the problem (many people see what is in there and will leave it for me). broken plaster is a big problem. (i have found two coins while servicing these doors – one an 1876 seated liberty quarter and more recently a very old penny (both i turned over to the owners)). i am waiting for a 20 dollar gold piece to roll out. the other issue is very much this: early on they ran the gas lines up through the pocket. they use the same space to run the electric years later but they do not tie the cables off to the gas line and then they rub on the doors, knocking them off the track. if the cables are part of the problem you should see them sticking out when you use a flash light to look in and you should see rub wear on the doors. i am sometimes able to tie the cables off to the gas pipe if it is right there but sometimes this can be very difficult. this should be a warning for customers having electric run up the door pockets; the wire have to be located well behind t he doors path or in such a way that the electrician can tie them off.

if you pull the doors out to the center and look at the tracks in the wall, do not be concerned that they are not nailed down. most are not nailed down in the wall ; the doors roll on to them and flatten them and move them where they need to be.

something that often happens is the housings on the wheels crack and the doors sit lower and the wood hits the track and lifts off. i have old wheels here and new track as well as new wheels which i retrofit.

jostling these the wrong way will knock them off and there is really not a lot that can be done about that; it is the nature of the beast.

in so far as gaps at the bottom and top, between the closed doors, they can be closed but that might be a little beyond a homeowner.

i don’t mind telling people on here all this; a few people who read this will attempt these repairs themselves and the rest will call me. this year, since covid, has been very busy with pocket doors with people having to make home offices and classroom space. i get calls to service doors in New Haven, Baltimore, and Ohio; of course i turn those jobs away and focus on my favorite customer base; brooklyn.

You never know with the sliding doors, it could be an easy fix. First try simply gently lifting up the door and putting it back on the track and gently rolling it back and forth to see if that works. If that doesn’t do the trick, could there perhaps be crumbling plaster or some other debris on the track inside the wall where you can’t see it? If you can remove the “stop” you can slide the door to the other side, leaving one pocket empty. Shine a light in there to see what is up. You could potentially suck up any debris with the hose of a ShopVac. (Don’t use a regular vacuum cleaner for plaster.) Then just put the door and the stop back. Another possibility is the track is bent or something but that’s not as likely. Good luck!!

i come on here while have morning tea. and then when i take breaks from morning shop work. afternoons rarely as i am in the field.

OP, if you look at my website and wish to call, i would be glad to talk to you to find out what you need. i have all the parts for bottom rolling and often they do not need parts. i have worked on dozens of these and with the exception of one set recently (which i declined to work on because they were bent and i did not think i could repair them) all them can be fixed in an afternoon. some a short afternoon, others a long afternoon. i have a pair to work on in crown heights soon as well, but i doubt i can fit another job in that day. perhaps i can come by to make an assessment.

this kind of work i usually do hourly as a service call. i do not come out for estimates but offer a an estimate during a telephone consultation (i have done a lot of these; the problems are all the same). when i arrive the clock does not start running until i confirm that i can fix them and reconfirm the tel ephone estimate. if i can not fix them, i will leave without charging the customer anything.
