Gas pipes

We’ve been told that we will need to install new gas lines (pipes) for our renovation of the top two floors of our 4-story brownstone. Does anyone know what this might/should cost? We have gas stoves and one clothes dryer on the top floor.

Thanks to everyone who answered about the new gas lines. To those who wrote about dryers, that was not my question! We are happy with our dryer. It’s old and good; we’ve been told not to replace it if we don’t need to – the new ones are no more environmentally correct and break down much more often due to computerization!

Yeah, we have the bosch stackable in the rental. You have to remember to clean all three lint traps (one with regular use, two others from time to time). As dave said, it does ok.

What slopefarm said. I had a Bosch and though it was longer to dry than a full size dryer, it doid the job very well.

There is a difference between the ventless washer/dryer combo (one unit that does both) and ventless electric dryers. The former is not worth it. The latter can be ok as long as you run a 220 line and get a ventless dryer that runs on 220.

We just paid $1,300 to run an additional, single gas line from the cellar two floors up to a range on a the parlor floor. This was mid-construction, gas engineers on site doing other work and with a permit that could be amended rather than pulled from scratch.

There ares till a few models of full size “break down” washers and dryers available. They cost about $100 more than standard full size machines (to assemble) and are brought in in pieces and assembled on site if space is an issue (narrow stairs) getting them to where you want them.

especially great for people who like their clothes to come out of the dryer damp and covered in lint.

seriously – stay away from those ventless washer/dryer combos unless it is really your only option. perhaps the technology has changed but the one i had took 4 hours to do a load and the results were never great.

In 2009, we were quoted approximately $2,000 to run a gas line from the cellar up to the top floor (house has cellar, garden, first and second floor — four levels total), plus whatever the permit would cost. (We were told perhaps $1,000 for the permit at the time.) It was relatively simple: Unobstructed access in the cellar, then through a wooden chase that can be pried apart, then another wooden chase on the next floor, then through an air shaft and finally into the kitchen to only one appliance, the stove. So no making or patching any holes. We opted not to do it, and instead put in a $600 electric stove (the electrician installed the special plug and circuit for it for free). There is only a washer up there, no dryer, but one can get a ventless electric washer and dryer. (Everybody says Miele are the only good ones — the price seems to have gone up, perhaps a result of new tariffs on imports — and I see they are now $2,000 per appliance.)

My experience is different.

I have a legal two-family abode used as a one-family. When I had a small gas leak through an old ceiling line on the top floor and a smoke leak in the cellar off the WH exhaust line, I reversed course. I had them cut the line to the upper floors at the meter(the lines are still there but dead). I had them pull out the second meter. I ditched my 25-year old standalone WH. I installed an independent-fired HW tank at the furnace and pulled out all the gas lines and the exhaust flue in the basement. Since I did this I figure I saved all my costs by just eliminating the monthly cost of the second meter.

Smashing a bunch of holes in the wallls ( and not patching them ) and screwing pipes together.? Then charging $12,000 ( if you’re lucky) for installing black pipe. I know what’s involved i’ve done contracting in Manhattan and Brooklyn for 30 years. I’ve done contracting, my brothers, my father and my grandfathers. I could tell you some real doozies. I’m not begrudging someone making money, just being honest.

also worth noting that you will be required to pressure test your whole gas system once the new lines are installed. make sure you build in some time and money for a pre-test and fixing any leaks that pop up.

Are there still very long delays in getting gas service turned back on after permitted work? If so that might be an additional conservation.

It will be expensive and overpriced. Having repiped my own house in New Jersey ( which is legal – permitted, inspected and approved ) you realize how overpriced it is.

Installing gas pipes is not an off-the-shelf item. Nobody knows the price without at least seeing plans.
