Gas or electric stove for rental apartment
I’m gut renovating a 3-bedroom apartment in brooklyn and debating whether I should go with a gas or electric stove.
The cost of the appliances are about the same. There is an existing gas line. Running a 240V line to the stove would not be a noticeable cost difference in the big scheme of things. All the electrical is being redone.
The tenants would pay for the gas or the electricity themselves.
Based on some googling, it seems like tenants prefer gas over electric for cooking. A friend even said he specifically wanted a gas stove and wouldn’t sign a lease on an apartment with an electric stove. He cooks all his meals.
But as an owner, I’m wondering if not going with electric will come back to bite me in the future. One issue could be the gas pipe coming from the basement to the apartment develops a leak over time.
Has anyone gone through this decision recently? Any thoughts on how I should go about deciding?

Do what the others said and if you are not about to go with an electric stove now, at least run the cable. We had walls open here and while they were i pulled enough cable to redo the second floor. If we ever have to do the actual work, the cable is ready to go. And you can figure out what you might need and pull it yourself and coil it in the wall behind the stove and in the basement over the panel. The electrician does not have to pull it.

Agreed with this. Because you are already renovating I say go electrical for the sake of the active renovation. I would feel different if replacing the stove alone to upgrade

I debated this last year during a kitchen reno that has since been postponed (there should be a forum thread on this) but would have required electrical work to make the transition. Whatever you decide about the stove itself, I would go ahead with the electrical work since you are already renovating. If you install an electric stove go with the best you can afford as others have said, not an old coil type. I did a ton of hunting and found there were options I could live with and the pluses of giving up gas would have outweighed the perceived negatives of cooking with electric. I found in getting advice from many, including architects, that an electric stove, as long as it is a quality induction one, isn’t the negative that it once was thought to be and that with the tightening of gas inspections, due to the incidents mentioned in the thread, electric is often the logical route. If you go with a gas stove and there are issues with the line later, you already have the electric done and can make the transition with little fuss. There were some people who gave me the gut response that they couldn’t cook on electric, but I think it will soon become more the norm and usually people were responding based on cooking on old type electric stoves and not a more recent model. I also did “research” by eating lots of meals prepared with an electric stove and they were all fabulous.

Gas releases methane into your apartment, leads to explosions and fires, and comes from fossil fuels. Electric may or may not come from fossil fuels but if we get our act together in the future it will be from renewables. I do like to broil things, though.

Randolph, it seems like one explodes every other year. There was one in the bronx a few months back that killed someone. Upper manhattan a few years back. And st marks and second i guess about 10 years ago now.
Jeremy’s comment had me wondering if that is the reason or if it is environmental so i did some reading. It seems the city’s anti gas stance is environmental. But i wonder if that’s an excuse. I wonder if they are tired of having buildings blow up.

Is cooking gas the only thing metered for the unit? If so, the tenant will pay a noticeable monthly maintenance charge for gas account regardless of usage. I prefer the tenant have an extra $25 or so a month available for more competitive rent price. You can go all out with an induction range (arguably comparable to gas cooking), and oven with convection bake and air fry features. Gas cooking gets put on a shorter and shorter sunset timeline every time a building explodes

everybody is going to move to electric for renovations and new construction over the next 10 years or so…I expect to see governments at all levels offer aggressive incentives for people to switch over their entire houses and ditch their gas lines. But meanwhile, we just did a W/D and we still did gas cuz it was relatively easy.

Electric induction ranges are supposed to be good. I’ve never used one though.
