Gas leak - rent discount advice

Hi, we discovered we have a gas leak at our (two-family) house. We have a tenant upstairs and they will be without a stove or hot water for a number of days. We did give them a very two-burner hot plate to use for cooking. But they can’t take a hot shower. How much of a discount should I give them on the rent? The total rent is $2600. Let’s say they are without gas for seven days…what is reasonable? Thanks for any advice.

It was in a gas line from the basement to our tenant’s stove on the second floor. They were able to pull out our first floor refrigerator and run a line up behind it, so they didn’t have to break in any walls or anything.

maybe it’s because ConEd has been burned too many times by gas leaks in Manhattan but we couldn’t even ask them to schedule a turn-on until we had gas authorization from DOB (which means the full LAA permit has been pulled and inspection passed).

OK, reporting back. The plumber got the emergency work notification approval from the DOB and worked all day and got the repairs done. I called National Grid and they are turning the gas on this Thursday. The mandatory asbestos inspection happens on Friday. The plumber gets the second permit and the inspection happens after the fact.

So it turns out we do have the best and most honest plumber ever! It’s Werber Plumbing, and I recommend them wholeheartedly. They are not the cheapest but in 20 years they have never been anything but straight-up and hardworking.

Its funny when people come on here with a question and then tell everyone they are wrong. If it does end up being a few days, say less than a week which is highly unlikely, no adjustment. but if it drags out longer than that, you will have to adjust per day. Cut your losses now and buy an electric hot water heater and then swap it out the day before NG comes out. Guaranteed it will be cheaper and your tenants will be happy.

And if your plumber does somehow pull this off, please post his name and number because he would be the first honest plumber I’ve met.

that sounds like a very short timeframe especially considering the utility is involved. the emergency permit only allows you to do the work in advance of filing a full LAA permit, which has to be filed, approved and then inspected by DOB before NG can turn gas back on.

We have our master plumber on it and dealing with permits with an expediter. They got the initial emergency permit already and the actual work can be done tomorrow, and our gas inspection by NG should be done by Friday. Fingers crossed.

This will be a long process. I think it will take weeks, maybe months, definitely not just days. Hook up an electric hot water heater for the time being.

Did NG make a “utility referral” complaint to DOB? Don’t let them in.

They did not ask for a discount, I just think it’s the right thing to do. And yes I have started fixing the issue. It involves a master plumber getting permits from the city, so it’s not an instant fix.
