Fort Greene/Clinton Hill Question

My wife and I have started looking in earnest at homes throughout Brooklyn. All else equal, any thoughts/opinion on which side of the street (even numbered with front facing West-ish or odd numbered with front facing East-ish) is better between St. Felix and St. James? I know it may be personal preference –and ultimately, our choice is likely to be driven by sparse inventory– not familiar enough with the way the light transitions through the year in that neighborhood and would curious what people here think.

Yes, I would look at what’s out there before making a decision rather than choosing your perfect street and block and waiting for something on that block that you like to come up for sale. Most of the streets in Fort Greene and Clinton Hill are pretty nice. That said, I am a sucker for south facing living space, so I get your wanting to have the good light– but then I live in a neighborhood where the grid is at a different angle, so my whole building faces more or less south.

There was a very thorough shade effect study done as part of Atlantic Yards and I’d recommend doing some digging to find and review it. Those effects can be mitigated by buying on a wider street so the light has a wider trajectory. Those wider streets are also more heavily used for local drivers, busses and truck traffic, so there’s an offset there too. If you find anything for sale on St. Felix, play the lottery that day!

Which light you like is very personal; are you a morning person or an evening person? It also depends on the individual layout of the house/property. Do you like a sunny bedroom or a sunny kitchen?
From the range of blocks you are thinking of it may come down to preference of access to subways, which Park etc.
Also don’t ignore the north / south light on Willoughby Ave. (Quiet blocks)
