Flat Roof Insulation
After getting several estimates for a new flat roof (ours is at least 25-30 years old), the roofer I am leaning towards is saying we don’t need to add insulation under the new roof. Two other roofers included it in their (much higher) estimates, saying it’s standard with new roofs these days.
Roofer #1 is saying he can add it on for an additional 3-3.5K, which seems like a very high add-on. It certainly makes me want to skip the insulation, but will I be regretting it later?

Not sure who you got estimates from but we have used Premier Roofing on Atlantic Ave for our flat roof. Several of our neighbors on our block have used them over the years. They have been doing flat roofs in brooklyn for decades and we have been extremely happy. I would trust whatever they suggest.

There is no “code minimum” for cock loft insulation. The USDOE has a suggested minimum that’s derived from a calculation based on latitude. If you can fit that into the space go for it but don’t expect you have sufficient height in the rear.
Why would a roofer be accessing the cock loft anyway. He’s just trying to sell you something. I blew in my loose-fill with my son. Go see Home Depot.

I know someone who put insulation under their roof, and the roof bends and sags at the rear when you walk on it or it rains. When it rains, a huge waterfall develops in the center rear of the roof, despite the existence of a gutter. The house appears to have lost its original rear cornice so perhaps there is an underlying lack of sufficient structure. A roofer checked out the situation and remarked to me that the issue appeared to be insulation applied not to the inside of the house but to the outside, under the roof. Whatever is going on, it seems like the remedy to fix it will be costly.

Great answer. I would add to this that the rigid insulation is an excellent idea even with batt insulation already in the roof framing. This is because the latter type of insulation can sag, pack down, become wet, have open spots in blind areas, which compromises the result. Rigid insulation would serve as an excellent backup over these possible gaps.

Just to clarify, the higher priced roofers want to put the insulation on top of the existing deteriorated roof membrane and then apply the new single or multi ply roofing system over the insulation ?. This seems to be my understanding versus what some people are thinking you are getting the insulation installed under the roof from inside the building. If they are applying the insulation on top of the existing membrane they are probably going to use a product called Polyiso insulation which comes in 4 ft x 8 ft sheets and varies in thickness. As a roofing contractor I would normally recommend a minimum of 2″ thick polyiso which would give you approximately a R 12 – 13 value. Of course you can get thicker polyiso which would increase the R value. The added insulation helps tremendously if you have no insulation between the wood joists under the roof.
The only drawback to adding insulation to the exterior roof is that the curbs around skylights and roof hatches need to be raised to compensate for the added insulation height. If the curbs are not raised you run the risk of future water infiltration especially during melting snow. 2 thick inch polyiso in 4 ft x 8 ft sheets normally runs about $ 1.50 per sq. ft just for the materials.

A new roof, without insulation? The minimum required in New York is r-30 and it’s probably a good idea to go further than that — that’s a code minimum. Your roofer is suggesting that you break the law. Might want to consider that in your selection of roofer.

I second the light colored finish. I had a new TPO ( white rubber ) roof installed along with the cockloft insulation. My rental apartment is warmer in the winter and cooler in the summer.

Want to explain further: The advantage actually is not so much in the effectiveness of the insulation material used as the fact that the roofer can get to all the edges and make sure they are all sealed up (around any skylights, around the edges of the roof where there is a space between the top of the outside wall and the inside walls). Hope that makes more sense now.

While you can add the spray-in type later, which is effective, it’s not as good as the batting type which has to be put in with the roof opened up. Please go for it.

I paid 2.5k 4 years ago. It made a huge difference IMO and my tenants. I used Federal Conservation which I found out about here on Brownstoner
and would recommend them.
