First time owner of brownstone

We are 1st time owners of a brownstone in Park Slope will soon be living in our new house, previously living just in coops, etc. Of course it’s so different but we were wondering if anyone had any good resources or lists, info etc that would be great for us to know as we prepare to take on everything. Would welcome any advice or information. Even simple things such as what kind of garbage cans, what do we have to shovel (when it snows), what are we responsible for, etc. Thanks in advance!

For recycling, bag or bundle it. We’ve got a newer neighbor that just dumps loose paper (think mail and shredded paper) in the can and puts it on the curb and a strong wind sends the paper everywhere (and they never clean it up). For bottles/cans recycling, don’t tie the bag shut because the can collectors might rip it open and make a mess but I’ve found that if you leave it easy to open, they don’t make a mess.

Do you have a street tree? If so, I’m sure some of us can give you advice on that.

Get leak alarms (search Amazon) and put them anywhere you might not immediately notice water (near water heater, plumbed appliances, under a kitchen sink) and they can save you a lot of hassle–they beep when they detect water which can take a while in some spots.

Victor brand mouse zappers are great if you have mouse problems. Terro ant poison is my go to for ants.

I use https://www.yelp.com/biz/nationwide-sewer-and-drain-repair-service-brooklyn
They are very nice, prompt and affordable. I caveat this with the statement that I have used them for clean-outs only; this recommendation does not extend to sewer line replacements or other plumbing work. They may be perfectly good at that, but I cannot comment specifically on their work in that regard.

Note in slopefarm’s advice that he mentions he replaced the sewer line when he renovated, hence one clean-out in 10 years. We have the original sewer line and have back-flow issues when there’s a heavy rain. We have it snaked twice a year. It’s only $120 per visit, far cheaper than massive flood damage or replacing the entire line.

for garbage – get the DSNY app – it reminds you on your phone when to put trash out, alternate side changes and trash holidays, snow etc. I just installed and i love it. Cans – IMHO the 32 gal Toter cans are worth the money, the collectors destroy most others (or lose lids, even many attached ones). If you can find out how often previous owners roto-rooted or other countermeasures for their main drain (i.e. if needed) could potentially save you a *LOT* of headache and expense. If you neglect a main drain that requires periodic maintenance w/ tree roots it won’t be pretty. You are responsible for litter on your sidewalk and 18″ beyond the curb, theoretically they could fine if dirty. Good local trades that are cheap, good and will show up on time and finish the job are like finding chupacabra most of the time. Follow the recommendations on what your home inspector said about any issues with the roof. If there are any at all, find a good roofer to go over everything. Pest control – you will likely need a good one. ants, termites, cockroaches, mice and rats. Eve ntually you will get some, most or all of these, be ready with an exterminator you like. Finally, get to know the trash recycling rules and keep your outside tidy – it will make a good impression on neighbors. Many (most?) new homeowners have their trash rejected because they don’t know the rules. And piling everything out front for a few months due to move-in purge usually doesn’t reflect well…. thats it for now!

Agree with all of the above. My home insurance company sends out info re. snow removal, obligations to tenants, etc. — maybe ask yours? One word of advice: always talk through disputes with your neighbors before acting unilaterally. Sorry if this seems obvious or condescending, but you’d be surprised how easily many things can be worked out vs. how tricky it gets when you don’t consult/confer. Additionally your neighbors are often the best source of recommendations for local trades people. Also, is your building landmarked? If so, there’s a wealth of details about LPC’s rules and regulations available at nyc.gov.

Find a good local plumber to be your go to plumber; not just an emergency in the dead of winter when your boiler stops working.
A good plumber will check your whole heating system, clean the boiler etc and explain to you how it works and what you need to do on a regular basis.
Find a good local handy man, if you are not handy yourselves.

Find a good local handyman, have shovels and pet-friendly salt (lots of dogs in PS) ready every winter, tend to your boiler and hot water heater (or pay someone to do it) every year, sweep up your sidewalk to avoid garbage violations, get rodent-proof garbage cans, do not use a fire pit in the back yard. Get to know your neighbors. Most city regulations are on their websites – google search should prove useful.
