Fire Sprinkler System-question
Hi, I have been trying to find information of what is required maintenance for a fire sprinkler system in a multi-family home (3 apts) in NYC, but I have not gotten a clear answer. I have read annually inspections in some places, in others monthly inspections. Does anyone know or maybe point me to the link or site where I could find such information? I want to make sure to comply with the appropriate regulations.

ESCIV is right – the Residential Sprinkler System Fitness test (S11) is straightforward. Read the book and go to the testing center at Metrotech. Every 3 or 5 years you also need to have the Fire Dept witness a pressure test of the sprinkler system. A plumber with the right experience can set this up. Typically you wait until a violation has been issued and the cure is the test being done. My experience was if you try to set it up before getting the violation, you just get confusion.

Monthly. If you own the building, you can self-certify by reading the materials here and taking a test at FDNY downtown. Or you can pay a company about $500 / yr to do it all for you. I took the test–it’s easy and cheap. Here’s the material: http://www.nyc.gov/html/fdny/pdf/cof_study_material/s_11_residential_sprinkler_systems.pdf
