Fallen Cornice & Scaffolding
75% of my wooden cornice fell off this morning after the storm. The contractor (I found him on this forum) that wants to replace the cornice tells me that I have to make arrangements for putting up scaffolding to ensure that the remaining 25% does not fall. Can anyone make a recommendation for a company to call?. What questions should I ask them? What is a reasonable price for a period of 6-8 weeks? Mine is a 3 story building. This is a landmarks area: do I need to contact them before I do anything? Would they make a recommendation for a scaffolding company? I am overwhelmed and upset right now, not sure what I need to do next. So far the debris has been moved to the front yard so that we can come in and out of the building. Sound advice about next steps are welcomed.

i’m sure insurance will look for any way out of paying so it would probably have to be pretty clearly not caused by age – maybe if it got hit by a tree, struck by lightning, there was a tornado, etc.

I vaguely recall being quoted $7,000 or so last year to replace a rear cornice (more simple — fewer brackets and a plain board) on our 20-foot-wide two story house with a new one that was only an approximate reproduction using off the shelf available brackets. (We didn’t do it.) Custom woodworking (or custom fiberglass) will be more expensive. I think I also vaguely recall hearing a custom fiberglass cornice for a commercial building (so, huge) could run $30,000 or $40,000 or so, but I could be mistaken and that could also be only a start.

You are in a landmarked area. Landmarks will require you to reproduce the original cornice exactly. This is not easy, not cheap and not something an ordinary contractor can handle. You will need either an expert restoration woodworker who regularly works with the LPC or (if the LPC allows it) an expert restoration fiberglass cornice repair person who regularly works with the LPC. Please retain as much of the original cornice as you can. Consult the LPC for a list of woodworkers and/or fiberglass cornice makers who can handle this type of restoration work. Re insurance, I don’t know. Good luck.

A cornice is not like carpet that is walked on repeatedly I understand that kind of wear and tear. My house is close to 100 years old and the cornice has been on there that long. Given recent events in the borough I would advise you to take DOB’s deadline seriously. they may not hold you to the 72 hours but it would be wise to proceed as quickly as possible. You not only need to get info about what the existing structure will support but you also need to understand why it happened in the first place and whether additional work needs to be done to prevent future problems. I can’t find his contact info at the moment but Kent Nash is a local structural engineer who is great at coming up with feasible, economical, practical, and attractive solutions.

I wouldn’t worry about the cornice all that much, a professional can recreate anything with just a photo of it. Also, don’t worry about the 72 hours, it’s just a formality; you can send a report in a month from now with no repercussions, just have it done before you put up a new cornice.

Everyone thank you for the shared information, it is appreciated. Yesterday’s events were overwhelming. A DOB inspector arrived yesterday and issued a summons and a violation. I was required to have a sidewalk shed put up immediately (it is being done now). He called the Fire Dept. and they pulled down anything they deemed “loose”. In between that “show” (traffic was backed up for 30 minutes) I checked my email to see if LPC answered me. Their rep told me NOT to dispose of the cornice pieces but to store them safely somewhere on the property for reuse. By the time, I read that message, it was too late. I had already arranged to have it hauled off. I reached out to the vendor that picked it up and asked if some of the larger pieces could be retained/returned to me. I am waiting for an answer now. He said that he would use some of the pieces to remodel the replacement parts for the cornice (my house is a 2nd French Empire).
I am waiting for an invoice for the shed. Can anyone tell me the $$ ballpark that this shed might fall in. My house is 3 story, 20 ft. across. I did not have time to shop around due to the timeline demands of the DOB, which was shared at 4 PM yesterday. The contractor that is doing the cornice was able to get me someone around 7 PM I just need to brace myself, that is why I am asking.
**Request**: can anyone recommend names of local structural engineers that I can contact. DOB has given me 72 hours to have one submit a report about whether the building can support a replacement cornice. I told the inspector that he was being ridiculous with the 72 hours because it was after 4:00 when he lowered that bombshell. Also, what is the ballpark expense? I am wondering if an exterior examination can be made once the shed is up. Somehow the sequence of DBO demands seems backwards.

I recommend silvercup scaffolding, not the cheapest; but one of the best. You’ll need a sidewalk shed, scaffolding, and permits since its facing the street/sidewalk. Most of the cost is setting up the shed/scaffolding, and then removing it. The monthly fee isn’t all that much, whether it’s 2 months or 6. Any contractor that tells you they will just set up their own scaffolding for the time being, sets you up for violations and steep fee’s from the city. Also, don’t let anyone work on said scaffolding without an osha card and a 4 hour scaffolding user card.
