In R5 you cannot deduct stairs or corridors.
For Mech its 50 feet for the first apt, then 30 for second apt, and 10 for each apartment beyond that.
7 units you can deduct – 130 square feet Mech space total
8 units you can deduct – 140 square feet Mech space total
If you are looking to change 1 family to 7-8 family have you done the density calculation are you allowed that many units?

R5 not quality housing. trying to change 1 fam to 7 -8 family.
The mech would just be small utility closets in ea apt and the corridors are inter ones that lead to the apts .
And the stair from floor to floor .

This is very complicated question that requires a great deal of information to answer but here is as easy an answer as I can give.
Can you deduct the above mentioned – Not necessarily, it depends. For corridors it will depend is it a Quality housing program building, how many units per floor, are there windows in the corridors? For stairs it would have to be tall over 125 feet and still there are variables, is it new is it existing what year was it built? Mech spaces depends what zoning district you are in, and in some cases on the number of units there is an allowance per unit.
I would need to know what zoning district you are in to see what applies.
