Exterior stairs to patio--architect? permit?
I want to have an ironworker replace my exterior stairs from parlor floor to patio, & I’m getting conflicting info about permitting. Can anyone recommend an architect for this very small job? The quote I received from the architect suggested by the ironworker would add over 50% to the cost of the project. Thank you in advance!

@doors…. That’s a good point. This would be drawing attention to something that may not have been permitted, in which case a surprise inspection could end up in a violation. That said, the repair would probably be done in a day, minimizing the chances that someone would file a complaint resulting in an inspection.

Thank you. The existing stairs & landing/deck were installed before my time, & I’m assuming the work was unpermitted since the construction is wood & funky, & there’s no record of a permit that I can find. There would be no change in egress since the back door that leads to the landing was evidently created in the 1980’s around the time of coop conversion–but can’t verify that permit online, either. I was badly burned by an issue of prior unpermitted work in my old building, so definitely want to avoid a repeat. It’s probably best that I keep looking for an architect who’s willing to take this on–not easy!

jim, suppose the previous work had not been filed and the DOB showed up? might they make them file it all? (this assumes iron stairs must be filed).
op, i would tread lightly until you find out if the concerns i raise are legitimate.

I think in this case yes it’s a repair, so no permit required, especially because it’s not a means of egress.

someone spoke about a steel deck on here a month or so ago. that might offer you some insight.
i will say this and i did not comment on the deck post because i cannot recall specifically but i had spoken to a licensed engineer about the cost of us putting a steel deck behind our house and the cost of designing such a thing was a lot. it would have added at least 50% if not more to the project.
we are very exposed out back – even to a busy cross street – so i did not want to chance going ahead without filing. also, if you proceed in such a way, the physical work has to be done by a pro as if it were designed by a pro because if someone drops a dime and you must file later you do not want them telling you it has to come down and be rebuilt.
