Engineer for persistent and mysterious leak

Have had a leak in a townhouse in Crown Heights for about a year now. We’ve been in the space just over a year and think this has been a constant – even before we arrived. It became noticeable when redoing the original floors. We’ve had contractors, architects, “water experts,” plumbers and just about every Joe Shmo weigh in at this point. No one has found the source of the leak. We’ve replaced our roof, replaced windows (and then redid them again because they “weren’t installed properly”), repointed areas, replaced and moved gutters, and still it continues. The latest theory: our neighbors roof!

At this point we’d like to solicit yet another opinion but of someone we haven’t tried yet. An engineer. Please please good, honest engineers – if you’ve got one send this way.

It’s in small amounts. How can I be sure it’s condensation? And if it really is, what is there to do? It’s “burned” my parquet floor in the area…. do I just put down tile there? @jorgeF and @IChen thanks I’ll call him. It’s a years worth of info that will make your head spin @daveinbedstuy

Are you certain it is a leak and not condensation. Is it a great deal of water or small amounts?

I would suggest calling James R Gainfort, AIA, and try to talk to Jim Gainfort — 212 736 3344. He’s very good at assessing such things. It would be much better to have him check it out personally, even for a few minutes.
