EIFS / faux stucco
I’m considering buying a wood frame house that’s covered in Exterior Insulation and Finish (EIFS). I don’t love the look, but also, there are areas where it’s peeling away, and it’s only 8 years old. I’ve read that water infiltration can be a problem with this stuff, and the peeling doesn’t inspire confidence. Would anybody have an idea of what would be involved and how much it would cost to remove it and then re-cover the house in traditional clapboard siding? Or an alternative like those cement/wood boards? I’d want to ensure that when it’s removed, the nasty styrofoam underneath doesn’t escape and blow around. Any info would be most appreciated. It’s not clear that there is a problem that needs immediate attention, and residing a whole house won’t be cheap. If you decide to do it, I wouldn’t just guess, but at consider consulting an architect or engineer about it and get something designed that will behave the way you want. It’s not clear that the situation critical though. It might be, but it might be okay to leave it for now.

Thank you. Sorry if that sent a confusing message. The point I was trying to make is mineral wool is a much better product to use in this situation than foam. If you don’t want to use Rockwool, use another brand of mineral wool such as thermafiber.

To Jim’s point most EIFS systems do not have proper allowances for drainage. Sto claims their traditional EIFS system has a drainage plan where the foam is adhered to the wall. I’m still not convinced however. Any new rigid insulation is likely to be some kind of foam again but easy to replace.

The problem with EIFS is if water gets in and there’s no allowance for it to get out. If that’s what’s going on, or you just don’t like the look, then it can easily be removed and replaced with siding. Depending upon the kind of insulation they used, it may not blow around at all. Also, it’s unlikely, but you may be even able to keep the insulation. If not, it’s easy to install new rigid insulation and siding on top of that. Installed correctly, wood siding can last many decades.

Cute house. Depends on how the EIFS was applied but I am not convinced yet that EIFS is a good long term solution compared to traditional materials. Usually the styrofoam is boards so I don’t know if it’s going to fly around. You may already know this but if you get rid of it you lose the insulation that it currently provides. Personally I would do siding. Some people don’t like it but it looks appropriate on certain houses.
