The western boundary of East Flatbush varies from north to south. The northern part of E. Flatbush, bordering my neighborhood [PLG] starts across New York Avenue. That portion of East Flatbush appears as “Wingate”on CB9’s map, but I’ve never actually heard anyone use that name. Further south [i.e near Brooklyn College] the border is Flatbush Avenue.

This back and forth is a little pointless unless we define what East Flatbush is. East of Flatbush Ave? East of Nostrand? East of New York Ave? If you’re talking 40-60 unit rent stabilized buildings, the bulk of them are between the Q Train and the 2/5 train. Most people don’t even consider that E Flatbush, but rather just “Flatbush”. And that area is very much gentrifying by every measure.
East of New York Ave is mostly 1-2 family homes with a sprinkling of pre-war apt buildings. There is one very large complex – “Flatbush Gardens” at Foster and New York Ave.
There are no housing projects. There are also no grand mansions or 1880s 4-5 story brownstones that are gonna be featured in design magazines, like in so many other parts of Brooklyn further north and west. So yes, very different than Bed Stuy.

Crown Heights has very little City, State or Federaly owned property by comparison.

@resident2, I should say that I would buy these 40, 50, 60 unit buildings for the right price in a second. Even the smaller buildings. But the question here was is it gentrifying and that answer is NO. Will it, yes probably in 20 years. I’m just saying, if I was a young person looking to buy a house and think EF will be BS in 5 years, don’t be stupid.

@resident2, I missed your response.. Bed stuy has very, very few “large” low income projects. There are very few, if any, in the core of the neighborhood. East Flatbush has block after block of 40, 50, 60 unit rent stabilized buildings with multiple generations living in there. Bed Stuy and East Flatbush are not anywhere on the same level, and have completely different housing stock.
If you used crown heights as an example, that would have been a better point. But even there, the low rise blocks are and will be a much better bet.

We bought a two family here 3 years ago, moved in 2 years ago, rented one floor, still renovating our floor. The two family houses on this side of East Flatbush are large brick buildings, usually with a shared drive-way. There are also a number of smaller single family homes.

closer to the #3 train. It doesn’t have much in the way of restaurants, etc. but we have great neighbors and there is a strong sense of community on the block.

Yes, it is gentrifying. Yes, there are a lot of rent-stabilized buildings,, and just like everywhere else, vacant apts are being renovated, some buildings are being converted to condos, and new buildings are being built.
There are also 1000s of 1 and 2 family homes near Holy Cross Cemetery which are still under $1m, sometimes even in the $600k range. Hard to find anything like that in the rest of subway-accessible Brooklyn. And thus they are being bought by the usual suspects of mostly white young families.
As to businesses, if New York Ave is your dividing line, there are not as of yet any table-service restaurants or coffee shops catering to gentrifiers. There are a bunch on Rogers and Nostrand as far south as Erasmus. Not sure if you call that East Flatbush or not.

I would just say, stick to within 3-4 blocks of a subway line. Much of it is in a bus to train zone.

I would say there are no signs. The large rent stabilized buildings will hold the area back.

A year or so ago I offered a free plaster medallion from my house on my neighborhood (PLG) FB page. It was claimed by a young couple renovating a house in East Flatbush. I guess that’s evidence, of sorts.
