Dust on floor refinishing?

I live on the 1sr floor and have a 2nd floor rental. I have two rooms with original wood floors that need some repair and refinishing. The other two rooms are carpeted. All the rooms are open next to the other rail road type. I would like to also do the public hallways. How much dust will I have to clean up? Does the dust goes all over ( closets, molding,celing)? Will I have to wash the walls top to bottom after? Are there ways to minimize or contain the dust? We live on the 1st floor with asthma and allergies and now thinking that carpeting/ laminate might be best to avoid the mess. Apartment otherwise is ready to move in. T
The fist estimate with a refinisher gave me the impression that is a very messy job. Thoughts?

They have dustless sanding nowadays. Uses an extractor system with hepa filters. Obviously, have to hire someone who has that equipment.

High quality water based is the best. Satin/matte is lovely with four coats and ours has lasted 10 years and will probably last many more. Do not use oil based poly if people are living in the building. It is toxic and takes about a week to cure.

I have had four different floors refinished through the years. The dust starts when the bag on the machine sander fills up. All the guys from a couple different companies push the bag beyond what it can take without pushing dust through the material. Once its sufficiently filled the dust starts pouring through. This limits the amount of times they have to stop sanding, remove and empty the bag and reattach it. add to that the changing of the sandpaper roll and that makes for them trying to save time and effort. I got pissed and complained they smile and continued. At the end they vacuum up before they apply the poly but invariably they dont reach all the high moldings or even all the lower moldings. So yeah its a dusty job and takes either a good thoro vacuum by you, or you get a cleaning lady/company in to do it after the floor guys leave, waiting a few days of course to let the poly dry well. And if you use oil based poly which is the sturdiest and the norm, get ready for it to smell for a good few days to a week depending on humidity.

i only used old sanders with the old bags on them. someone told me that the modern sanders have hepa bags on them and they make a difference.

Live on the 1st floor and did 2nd floor rental last August. No material dust. You may consider making tenant put down area rug as noise walking on bare floor can be material.

We just had our floors refinished about a year ago – single family and we did top floor first, then first floor while living there. the machines our guy used all had excellent dust collectors- and it was way better than I thought it would be dust-wise. It’s been a while but I remember only having to do a light dusting when he was finished.

We lived on site during the whole thing with an old chihuahua with lung issues and she was fine.. Very little in the way of suspended dust particles but you can run hepas too.
