DOB Engineering Audit

We don’t have any violations, but have been issued an engineering audit. Specifically they are looking for documentation to complete a full “SOE and Interior Demolition Audit”. SOE refers to Support of Excavation. We are only digging a foundation for a small two story extension. We are not excavating more than 4 feet and certainly not below the foundations of neighboring buildings.
Has anyone dealt with this before???

When you are building anything on your property always put yourself in your neighbors shoes. They want to protect their property. To you it is a small renovation to them it is about protecting their property. Be a good neighbor. Always let your neighbors know what you are doing ahead of time and be considerate enough to understand that they need to protect their property. Otherwise they will not look out for you during your renovations.

Ooh! How do you initiate this harassment? My next door neighbor just sold and I’m expecting a gut renovation and extension with the buyer. Nothing for sure but I’m fearful for my party wall from 1905 being undermined. Just want to be ready.

Your structural engineer and architect need to submit their drawings to the auditor – typically as pdf’s. We’ve only had to do this once – it was very drawn out, as we’d provide what the auditor asked for, and then he’d ask for more. Eventually he wanted info on items that had nothing to do with the initial audit, to see the engineer’s calculations on a number of items, the inspection reports/photos from the special inspection company, etc. Our case was a new 5 story building, so hopefully yours will be simpler.
