Determining the value of a porch/deck

In evaluating 2 similar properties(one with deck/porch, one w/out), what kind of dollar figure or premium would you place on a property with a legal full width deck?

My guess is that it is too subjective to put a dollar figure on for appraisal purposes. How big a deck? How private? In what condition? legal/illegal? How easy is it to get to? Aid/impede garden access? A good deck is a nice feature that will certainly contribute to the ultimate sales price where it makes the home a more attractive place to live, but I think it is hard to quantify objectively.

Aside from personal enjoyment, what’s the economic benefit of building a deck? Are decks something that show up on an appraisers report?

Relative to property prices, constructing a deck is cheap. Is this one of those home improvements where you get significantly more bang for your buck(ie recoup more than your investment.) or is more a breakeven expenditure.

I recently got two prices for installing a 20’x8′ deck. $18,000 and $28,000 (one licensed and insured the other not). This was for steel work only. Design, filing, masonry work, converting window to door costs and associated headaches not included.
