designer by the hour

I am looking to renovate a brownstone that needs some work to modernize the design but doesn’t need a full gut. I am looking to hire a designer that can help decide what to replace / what to keep and how to get the most out of the unique characters of the brownstone. Ideally it would be by the hour. Any recommendations?

right, and if you are requiring architecture or engineering that is not me. sometimes people ask me what might be a “load bearing wall” and i tell them what i think the wall is (verbally) and in the written report i tell them “consult an architect” before touching the wall. People will ask me questions about plumbing and electric and i will tell them what looks bad and must be replaced (that is easy) and for upgrades and changes i will tell them “consult the licensed trade”.

One thing i have been noticing as i do home inspections is that people have done extensive renovation work over cellars with termite damaged joists supporting the floor above. i am talking about having kitchens and bathrooms done (where a lot of heavy mortar and tile are set down) over termite-eaten joists. Eventually, these joists and floors settle and tiles crack, etc. I am now a licensed NYS DEC Wood Destroying Organism technician and this plus the insurance i carry gives me the right to identify wood destroying insects. when i can see this kind of damage in parts of a basement (o r the unfinished parts of one), i advise the buyer or person that such a situation must be addressed as any renovation proceeds.

Hello. i run a home inspection business but as someone who has managed projects as a commercial building manager and who has worked for contractors and is a restoration contractor, i find myself getting calls from people like you from this board who ask me to walk their homes with them (top to bottom as if we were doing a home inspection) to discuss what is good, what is bad, and what can be salvaged. I do not necessarily come from a design perspective but come from a construction and restoration perspective and can identify things that must be taken care of as you proceed with a larger project (things that will cause problems later if they are not done first). Because i come from a professionally managed residential background and commercial background, safety is a top priority.
