Demo recommendations

Hi – we’re demo’ing the interior of a 3 story townhouse. It’s not a total gut but we’re taking a lot out and got a really high quote so I’m looking for recommendations. Anyone you’ve found easy to work with would be great. Thank you

My experience is that you’ll get a much better rate on the demo if you bundle it in and have your GC do it as part of the rest of the project…. unless you need to have it demolition first so the Architect / GC can get a better sense of the scope of work. Even then I would probably try to pre-negotiate with your GC to demo first.

I hired hired a specialized company to demo just a basement and it probably cost me 25%-50% more than if I just had my GC do it as part of the rest house.

The last time I got demo done it was a lot cheaper but I may simply be out of touch with current rates. I’m looking for recommendations so I can get some competitive quotes.

I’d also love to hear what others have paid for demo. I’ve been quoted 90K for a 2,000 sq foot house.

Demolition Companies have the highest insurance rates. That is probably why you have what you consider a high quote.
Also, they are probably taking into account that you are as you say: “not a total gut but we’re taking a lot out…” which means that they will need to supervise there crew very tightly or you will have every thing gone! It takes more time to save this, take that out etc….
Demolition is not something to be cheap with, I have seen some horror shows where people thought they could cut corners on demolition & it ended up costing far more to get it back to almost what they wanted.
Make sure you hire a specialist demotion company, that is all they do.
Also getting rid of plaster, brick, old Sheetrock etc costs a lot these days..
Get at least 3 quotes and you will soon see what the price should be. Get referrals or at least references. Who is your GC or architect.?
