Deck filing - Fire escape clearance

I want to build a steel deck at the parlor level of my house. There is a drop ladder from the fire escape landing at that level. I’m proposing to fence off the fire escape and leave an opening in the deck for the drop ladder. Does anyone know what the clearance should be for this opening?

R2 – Funny, but we’ve actually had the exact opposite experience. We were once directed by the then chief plan examiner to have the drop down ladder go from the steel deck to the rear yard IN ADDITION TO THE STEEL STAIRS. The reason being that this most closely resembled the wording and illustrations of the Multiple Dwelling Law. We’ve also done it the way you describe, which is definitely much nicer.

So, like you said, never do work to the fire escape without filing it, because the rules may change depending upon who reviews the job. At least if it’s approved, you have that to rely on if it’s ever questioned by someone else.

File it, see what can be approved. I have done this in the past and it has always worked out that the FDNY & DOB wants a stair case from the parlor floor deck and the drop ladder dropping onto the deck from the floor above the parlor floor. Making the deck part of the fire escape.
But the bottom line is never make changes to a fire escape or access & egress from it without filing it. If the fire escape is ever needed and then changes are noticed…..
