Cozy and Apartments.com

I’m looking at free landlord management tools to manage my 4 rentals units, specifically something that lets me collect rent online for free. I know Cozy is pretty popular but they have been brought by Apartments.com and aren’t allowing any new users to sign up.

Anyone know if the Apartment.com functionality is pretty much the same as Cozy’s, just rebranded? The only functionality I really care about is free rent payments online (the 5 day lag time to deposit isn’t a concern), and some type of invoicing functionality which tracks amount due and payments in a monthly invoice.

I know Zillow and Rentler also have free online rent payments, anyone have experience with them or know if they have a monthly invoice function?

Lastly with any of them, if I only manage my tenants through them and not post my listing through their platforms, will they track and publicly report my rent $ history for the individual units?

I moved over to Apartments.com (used to use Cozy). I am happy with it, but also don’t ask for much in the way of features.

Zillow publicly posts rents based on listings so I wouldn’t put it past them to report. Where does DOF getting their gross income numbers from?

Cozy isn’t complicated, for me at least. Plus, I’ve found tenants appreciate the modern interface, can communicate maintenance issues, variety of payment options (credit card even) and is good for record keeping.

@HouseFix. With Zelle, I had the same concern with the tenants paying you and no way to stop it. however, it was pointed out to me that you can easily and quickly change the payment method within Zelle. If they pay you by phone you can change it to pay by your account number. The payment will not go through. If they are paying directly to your account number you can easily close the account and start a new one. Provided you aren’t evicting tenants left and right you wont be doing that too often and probably never. No matter what, it works like a charm and with your attention, you are protected. The convenience Zelle provides makes it a no brainer compared to the complicated stuff involving third parties you are asking about.

I use Cozy and dig it. I expect the migration to Apartments.com will only be a rebranding and not lead to new or different functionality.

Not sure! I would definitely move away if they did that.

Zelle doesn’t allow you to stop / reject payments. Meaning if you have to take the tenant to court for a eviction they can pay you $1 the night before the court date and tell the judge I paid and the landlord accepted payment. This is going to cause you a whole lot of problems with your case either being thrown out or delayed for months.

If all you are looking for is rent collections, why not set up a Zell account, so that they can make direct deposits? With Zell your tenants do not even need to know your Bank account info.
