Cost of adding a roofdeck in NYC with a bulkhead/new egress

I was wondering if anyone knows the cost of adding a 250-300 sq. foot rooftop in manhttan with needing to add internal stairs and bulkhead to get to it ?

It’s hard to guess because it will depend on how much it costs to do the paperwork to get it approved, and what elements will be required. Building a simple wooden deck might cost around 10k today for labor and materials. A custom wooden flight of stairs, maybe 5000. Bulkhead, a few thousand more maybe. There will be some sheetrock or plaster work as well, flashing and repairs to the roof. So you’re probably around 20-25k for construction only if everything goes well. But with architects, engineers, permits, structural reinforcement, zoning stuff, landmarks, will add to that.

This is very rough, it may be possible to get a little better bid than that, but it’s a guess.
