Cost for interior demolition

Ok. I do anticipate the likely annoyance of a post asking “is this price fair” questions. However, I’m just going to go for it as I’m really looking for a “that’s realistic” or “that’s bonkers.”

My contractor would like to charge 40k for the interior demolition and will complete it in three days with 3 people (I’m not pressed for time).

– single family small home 2 floors 1100 square feet
– remove plaster ceiling both floors (bang with hammer until it falls)
– remove carpet upstairs
– remove manufactured flooring first floor
– remove kitchen cabinets
– remove contents on one bathroom
– remove basement ceiling plaster (bang with hammer until it falls)
– remove one wall (non load bearing) upstairs and downstairs.
– very minimum selective demo

The work is entirely physical labor and a vacuum. Smash, pull and clean.

Now, this is back breaking work and I think they should be paid well, but over $6,000 per day per person seems a bit high. Is it just me?

Do you charge similar rates for interior demolition? Am I just completely out of touch with the market? Or, am I getting taken for a ride?

4.5k is a completely inflated number. It should be 1/4the that for a few guys per day. The more people share prices the less it will lead to people being taken advantage of.

I paid 3500 for a guy with a crew to demo 1100 sq feet stud to stud, walls ceiling and floors, and cart it away in a dumpster. It was discounted in anticipation of being our contractor, however even if you multiplied by 5 it’s still a fraction of what you’re getting here.

Here is my suggestion tell them you need more time, get a few estimates and negotiate it. Say you really want them to do it but x is the market rate.

Is Your GC doing the work directly? or subbing it out to a demo co? The Insurance for a legit demo company is off the wall, is your GC covered for demo?.
The numbers look to me like they are subbing it out to a demo company & adding a large over ride for themselves.

I already paid for half of this. My Architect seems somewhat at fault too. I thought he is supposed to be on my side. In the end, it’s my due diligence and it’s somewhat fair to say, “well you agreed to it.” However, my architect is supposed to negotiate and we did ask him if this seems reasonable. Here’s the breakdown. And yes, they will finish it all in three days.

Remove and take out the entire existing basement ceiling
GARBAGE REMOVAL – $5200

Remove and take out existing living room ceiling, kitchen ceiling and walls, kitchen cabinets, appliances
GARBAGE REMOVAL – $6500

( BATHROOM 1st floor)
Remove and take out bathroom walls, bathroom ceiling, toilet, sink vanity, medicine cabinet, shower glass partition
GARBAGE REMOVAL ? $6500

Remove and take out carpet at entire 2nd floor, wall Partition, doors, ceilings basemolding
GARBAGE REMOVAL ? – $13500

Remove existing manufactured floor on 1st floor $6200

Profit and overhead + 10%

Again, just under 40k for three days of labor (3 workers) and some supplies seems insane and the things is that I knew it in my gut, but stupidly trusted that this was the going rate. It wasn’t really until I saw that they proposed $19 per square foot to refinish the pine subfloor that I started doing some research and am concluding that we certainly need to push back or look elsewhere.

Also reading the list, 3 days is underestimating. Depending on what’s in the kitchen and bathrooms etc wall could be 4-5 days. Did he provide a schedule of what gets done each day?

I am glad you posted and there needs to be more transparency in pricing. Everyone wants people to make a fair wage so why not be transparent and break down the labor, materials and profit. $6000 a day is beyond excessive and they are trying to take advantage.

Where did the 6k number come from? 40k Lets say 1 large dumpster costs $1k. You may need 2. Let’s assume the pay for supervisor/oversight person is 2k
36k divided by 3 days = 12k a day
12k/3 people = a day rate of 4K (also excessive)

Also make sure they clean up. Put it in writing.

Get other quotes. Even then, sometimes you will get taken advantage of. There seems to be almost no way out of it. However if at least three people come in with similar numbers you’ll have an idea of what’s acceptable.
