Contractors on site

Hoping someone could help me with this.

I’m in the beginning stages of a renovation and could us some expertise. I’m renovating the interior and exterior of a landmark house. I have a GC that will be managing the interior. For the exterior I’m only changing the windows once approved by LPC and i will be using the window company for installation, so not under the GC. The GC is saying that the windows would have to be put in before or after his work starts or is complete. Obviously this is problematic because of the drywall, trim, lead time for approvals etc. Does anyone have experience with contractors working together in the same house, with their own insurance.

Is there a already a signed co tract with deposit or not? “ beginning stages of a renovation ” is rather ambiguous.

Ask the GC what their concerns are? Right now from your post it’s hard to say if he simply stated something or if he took the time to explain why he wants to do it this way? And have you expressed your concerns to him?

Is the problem that the GC only does interior bath and kitchen type renovations? If that’s the case, I’d advise installing the windows first. One more thing to consider: If it’s a wood frame house and you’re ever considering redoing the siding, do it now, do it first, do it with the windows at the same time. Then do the interior. If it’s a masonry house, is there some way to install the windows in the original pockets, rather than inside the existing frames? It’s not the end of the world if not but it does give you more glass and light and a narrower frame. Good luck.

I agree with Dork. Also there is no right or wrong here. I posted a similar question and overwhelming consensus here was “defer to the contractor”. In my case that was not the right answer.

I see both sides. I have seen the GC make it difficult and I have also seen different trades working with a GC with no issues. It really comes to what’s best for you and your situation.

GC can excuse himself when the windows are being installed and come back afterwards.

Do you have an architect managing this?

I agree have them do windows first. Not ideal, but this is your quirk to the deal. If this is an experienced contractor you could easily see how often these kind of arrangements a homeowner’s (assuming non construction professional) “person” works out. You could probably imagine that its not worth it. Pairing two unknown humans in the nyc residential construction clusterfvck and somehow have them coordinate, schedule, and seamlessly deliver the homeowner a normal experience. GC’s dont want to be managed or be responsible for some random person. Its the stuff from which lawsuits are born, especially if it is a homeowner in charge of the project. Architect might be more accommodating (maybe).

Well I think the GC is right to be concerned as it will be non-trivial to manage the trim and drywall and other timing and installation issues, and why should he pay for and deal with that if he’s not making money on the window project? A good solution would be to agree install the windows before the finishes start to go in, and arrange a few days when his workers will not be on site for yours to do it. But the risk is then on you if there are delays and the windows are not there at the designated time. Other solutions could exist, but basically you will have to figure them out.

Only if you trust the GC…GC is being a diva in my opinion. What does your contract say? I agree with you that you have a right as long as the company is insured.

I’ve used this window installer in the past and I like them. It’s only partially about the cost. It’s rare to find contractors that you actually like. I would like the flexibility to work with someone else. Especially if it’s under a separate application.

Just have the GC put in the Windows? I doubt the window company will do a better job.

If your contractor doesn’t want to do it and is being a diva maybe get some other quotes.
If the window company doesn’t want to deliver windows without install, order elsewhere.
