Comp alternatives to Zillow? Automated estimates.

Well, the Zillow ‘Zestimate’ in Brooklyn went from, “Hm, shot-in-the-dark estimate but interesting to watch the price movements for” to fully blank. I guess they threw in the towel.

Short of contacting brokers, what would you use for comps of your place? My place isn’t ‘mint condition’ so it’s a lot more complicated.

I’m surprised someone hasn’t at least automated some of these factors: square footage, estimated ‘condition’ of mint/good/fair/poor, age, etc.

Has something new emerged?

I also recall Brownstoner used to keep monthly stats on sales by neighborhood.

NYC Real estate does not fit into any computer data systems to get a real “Automated estimate” because there are just too many variables within any given area. Plus sites like Zillow go by Broker added info as apposed to public records (and Brokers often lazily add incorrect info) and even public records do not indicate new construction from historic. Quality of construction, 12′ ceilings as apposed to 8′ standard etc….
The only way to get a real estimate of market value is to get 3 local brokers that specialize in whatever kind of Real Estate it is that you have (Co-Op, Condo, House etc).
But Trulia & Zillow are so far off it is criminal sometimes.
