Co-op missing gas meter. Is it needed for inspection for mortgage?
Getting a little conflicting info here. I foolishly chose to agree to a dual broker situation and man is this broker super pusher for the buyers side of this transaction.
Broker is claiming she spoke with the appraiser and the appraiser said that he “never looks for gas meters and the fact that one is not in yet wouldn’t cause a problem with his appraisal”. I can’t imagine the bank saying ok to a mortgage on a place that is missing it’s gas meter and needs one installed. Maybe I’m wrong but I would imagine that is not really move in condition but what do I know.
Anyone have experience with that? I don’t want to have to pay for an appraiser to come out twice.

@slope – He already said he wrote the gas meter issue into the contract. I WOULD NOT call it out to the appraiser. Don’t create issues with the bank to leverage the seller. That’s cutting off your nose to spite your face.

Forget the appraiser, I would not close on a dwelling with no gas meter unless I bought it on those terms (ie I was planning a major reno and not inhabiting for a while) . If anything, call the appraiser’s attention to it, and then have it be a condition of closing. You want the gas meter in before you close so you don’t inherit a potential headache.

Based on my experience with appraisers, they will likely not even notice the gas meter is not there, assuming they bother venturing to the basement. They will run in, take pictures with their iphone for 5 minutes max, grab your stack of comps on the way out and write up a report that puts your place somewhere in the ballpark of the comps you hand them.
From my experience with banks and appraisers, the comments on this site give them way too much agency in the loan process. It may not be the days of robo-signing, but it’s not far off…

Thanks to all for the info. I was incorrect. Con Ed is coming to inspect the repairs first then the gas meter is to be installed. That said, based on the feedback here the contract has been amended to require that there must be working gas and a working meter at closing.
I still don’t have a definitive answer as to whether or not a gas meter needs to be there for the appraisal but I guess we’ll find out when the appraiser comes in.

and type in the address of the building Look at jobs/filings or ARA/LAA jobs…there should be a gas job filed with your apartment number attached Check for inspections conducted under that job If there is a gas test and signoff then they are being honest but confused as to the process If there is no filing someone is bullshitting BTW NatGrid handles gas in brooklyn, not ConEd

This story doesn’t make sense. Con Ed does not make repairs in buildings. Those repairs are under the purview of licensed plumbers. The Department of Buildings permits and inspects those repairs. Then Con Ed can restore service and install a meter.
See if you can get your deposit back, or just wait this process out until there is gas and a new meter. And get a new lawyer. He is supposed to your advocate, not rely on what the broker and board are telling him.

It’s not under construction. It’s my understanding there was a gas leak in this unit at some point this summer. Con ed is coming in on Friday to fully repair it (apparently it took 6 months to get them out) and then another 2 weeks before they install the meter.
The appraiser is supposedly telling my broker he never checks for the meter so it shouldn’t affect the appraisal and building board is handling the situation with Con Ed. The gas has to be working or my bank won’t write the mortgage which the broker is aware of. My attorney right now is relying on what the board and broker are telling him but
Personally, provided the gas is working and will be left on I don’t mind waiting on the meter to be installed but it sure seems weird they’d ok it without a meter. I think there is a very old one in there so they may be pushing to replace it.

If it had one before and was removed due to no-one using the gas, the meter will only be installed after a new account is started.

So it’s under construction? Gas installations are very trublesome these days. DO NOT close before it’s installed. The appraisal situation could be the least of your nightmares. This could be held up for months. What’s the situation with the rest of the work and the permits? Where is your lawyer on this?? If he’s not versed in real estate and not up on the troubles there are with gas inspections, get a new one.

Just in case I was unclear I am in the process of buying this co-op so unsure as to why there was no gas meter there. They are coming to install one in about 3 weeks but broker is pushing for the inspection to be earlier.

How do you not have a gas meter?
