Chef Kitchen Gut Renovation
Hi all,
We are almost first time 4 story + cellar brownstone owners (offer accepted),
One of the biggest house projects is redoing the horrible non existing kitchen that is on the ground flour.
Since it is on the ground flour, the natural lighting is very limited. Here is what we want to do:
1. replace the tiny back window and add a small extension to the exiting pantry space with large glass window and door to the backyard
2. Remove the original (beautiful but useless) iron stove thats in the fireplace
3. Cabinets + island + hood (run it through the cellar to make it quite)
4. Install a huge fridge
Anyone has recommendations for this type of work? Price range I am looking at? Any advice would be appreciated!

I don’t think the vent is loud in the ducts, it’s loud where the fan is exposed to the room, so you may not need to go crazy routing it around.
In doing a reno like that I think it’s common to fir out or strip the existing wall to the studs where all your new gas, water, and electical piping will go, and your duct can then get buried in the wall there. In fact in our place they put a layer of plywood on the studs then sheetrock, which makes the wall sturdy for cabinets/counters and deadens the sound.

I see. So you only want to talk kitchen.. lol
I thought about doing the basement kitchen but decided against it due to the lighting and ceiling height factors. But I have done all these things in my parlor floor kitchen. A lot depends on the CO and if it is done by city code. Some things you can do is exposing the ceiling will give it a feeling of more height. Open up the back masonry wall and do glass doors or windows makes a big difference in natural light. Bringing the kitchen or a large island into the front of the house provides you more space. Using a lot of light colored floors and cabinets gives it a more open feel. I feel modern and clean is best but this is my opinion. How you orient your cabinets and islands makes a big difference in space. Some people do L shaped, some galley style . Really depends on your space.

– We are doing other renovations as well, so we will have a GC and we will need permits anyway. It is not landmark
– venting through the cellar and then out of the backayrd, this way we can hide the pipes and make it much quieter (seen it done like this in my clients homes)
– right now the kitchen size on the blueprint is 14.5 x 14.8 + 8 x 7.4 pantry thats I want to connect back to the kitchen
– I am a private chef so for me this kitchen is my bread and butter so making it perfect is my priority .

and those vents don’t do anything but take the hot air from the stove and oven filter it, and then blow it in the room.

Lots of people put in hoods that don’t vent to the outside. Every place I’ve lived in NYC did not have a real venting hood before I lived in the kitchen we designed.

If it’s landmarked, you’ll have problems getting an extension approved, Yes, even a yard extension and for a small amount of space it may not even be worth it.

Problem is there are so many variables. Once you gut it you will see everything that is necessary to bring the space up to date. Starting with gas, plumbing and electrical. And if you have to update those it really doesn’t make sense to do it in sections. If you’re adding an extension that extends out of your original structure there is no such thing as a small job. This requires plans and permits. Do all masonry work, framing then finally putting everything back together before you even start thinking about the kitchen. The finishings will determine cost of kitchen but expect the previously mentioned items to eat up a lot of the budget.

The extension (if you have the available FAR) and the window will require a permit. You need to contact (and hire) an architect before proceeding.

The size of the space will help dictate the cost, but kitchens are all over the place. You could probably spend 10k or 100k+. Our kitchen was the most expensive part of our house, but it’s quite large (over 300 sqft) and we got custom cabinets. We didn’t get super fancy appliances or fixtures but it still adds up fast!
